Two Bedrooms | Full Private Bath | Stunning House

Welcome to your peaceful retreat in Southern Highlands, Las Vegas — a quiet, upscale neighborhood just 15–20 minutes from the airport and Las Vegas Strip. We live in the master bedroom but offer two thoughtfully designed guest rooms with a private full bathroom located just outside the room, reserved exclusively for your use. You’ll enjoy a relaxing stay in our clean, well-kept home. We pride ourselves on offering a tranquil environment and warm hospitality. The space Our home is a spacious 3,054 sq. ft. property located in a quiet, upscale Southern Highlands neighborhood near scenic parks and walking trails. Guests will stay in two private bedrooms upstairs, with exclusive use of the full private bathroom located directly next to it. The guest bedrooms are quiet, clean, and comfortably furnished, featuring: • A queen-sized IKEA bed with a supportive mattress • Four pillows • A walk-in closet • A vanity-style desk with mirror, perfect for cosmetics or work • A smart TV with access to Max The private bathroom includes: • Double sinks • Bathtub with shower combo • Toilet with bidet • Fresh shower towels • Hand soap and lotion • Shower gel and shampoo You are welcome to use the shared areas and amenities of the home, including: • Two spacious living rooms with large TVs • Kitchen and dining area • Home gym with free weights • Coffee machine and hot water kettle • Refrigerator space (top-left shelf designated for guest use) • Microwave, Stove, Oven • Utensils, plates, cups, glasses, cookware, etc. (located inside the cabinets labeled “Guest Use Only”) • Washer and dryer (light loads only for Washer— please do not wash bedding or large items) Maximum occupancy: 4 guests. As an added bonus, there’s a beautiful neighborhood park just a short walk from the house — perfect for a peaceful stroll, light hiking, or spending time outdoors. The park features scenic walking paths, open green space, soccer and basketball courts, and a fun water play area for kids. There’s also a small hilltop trail with views of the Las Vegas Strip, which are especially beautiful at sunset, offering a peaceful spot to relax and take in the city skyline. Guest access You will receive a 4-digit code for the smart lock on the front door before check-in. The code will be sent via Airbnb messaging and is also available in your Arrival Guide. Guests may park in the driveway, to the very far left side (when facing the house), in front of the garage. Please do not block the garage, as we use it for personal access. The driveway is long, so kindly leave ample space between your car and the garage gate to allow our vehicle to enter and exit easily. Please do not park on the street or near neighboring homes—our driveway in front of the garage is the only designated parking area for guests. To enter, go through the white gate and use the double front doors with the digital lock on the left side of the house. After entering the 4-digit code, wait a few seconds until the blue check light appears on the lock — then you can press the handle down to open the door. Always make sure to firmly close the front door so the lock can engage properly. • From outside: Press the bottom-right corner of the lock-shaped keypad to lock the door • From inside: Turn the lock knob to the left until it’s horizontal — this means the door is locked (straight = unlocked, horizontal = locked) Please note: the guesthouse (casita) on the right is not part of this listing and is occupied by a long-term tenant — please do not disturb. Once inside, head upstairs. The Airbnb guest bedrooms will be on the left and clearly labeled as Guest Room. The private bathroom, reserved exclusively for you, is located directly next to the guest bedrooms. Please kindly note the master bedroom on the second floor is labeled as private and not accessible to guests. During your stay We respect your privacy and want you to feel at home during your stay. That said, we’re always happy to help if you need anything — just let us know. The best way to reach us is through Airbnb messaging, and we typically respond promptly. You’ll be staying in a peaceful home with light interaction. We live on-site and generally keep to ourselves unless you need assistance or have questions. Southern Highlands is a very safe and quiet neighborhood in Las Vegas, with the added benefit of a private community security patrol for extra peace of mind. Other things to note • Please kindly remove your shoes inside the house. A shoe rack is provided—feel free to use it. To keep our home fresh and clean, we kindly ask that shoes not be worn on carpeted areas. • Shower Use: To help keep the bathroom safe and dry, please make sure the inner curtain (the liner of the two-layer shower curtain) stays inside the tub while showering. This helps prevent water from splashing onto the floor and bath mat, which can get slippery. • Kitchen & Appliances Use (stove, oven, dishwasher, washer, dryer): If you’d like to use the kitchen or laundry, feel free to reach out — we’re happy to give you a quick walkthrough to make sure everything is used safely and properly. • Please turn off all lights, appliances (especially the stove and oven, as they can pose a fire risk), faucets and keep the windows closed when checking out or anytime you leave the house for safety purposes. • Living Room Use: As this is a shared home, the two living rooms are common areas for all residents and not intended for sleeping or overnight use. Please use your two designated guest bedrooms for rest and sleep. If you need additional sleeping space, we’re happy to provide an extra queen-size mattress that can be placed on the floor of the larger designated guest bedroom. • We kindly ask all guests to maintain respectful behavior in shared areas like the living rooms and kitchen. These spaces are used and accessed by others, so please reserve private activities for your designated guest rooms. Thank you for helping us keep the space comfortable for everyone! • Maximum occupancy is 4 guests. For everyone’s comfort and safety, the number of guests present must match or be fewer than the number listed in your reservation — additional unregistered guests are not allowed. • No parties, events, decorations, or photo/video shoots are allowed in the home. Please respect quiet hours from 10:00 PM to 8:00 AM. • No smoking, vaping, drug use, or recreational substances are allowed inside the house. Smoking is only permitted outside in the backyard on the first floor. We have an ash jar prepared for you. • Please clean up after yourself when using shared spaces to help keep the home tidy for everyone. • No need to take out the trash or do any laundry for us— we’ll take care of everything after checkout. It’s easiest for us! • Central air is maintained at 74°F in winter and 77°F in summer for your comfort. • No pets are allowed. • Wi-Fi password is provided in the Arrival Guide.
