Please do not hesitate to contact them at any time, for any reason. Regarding cancellations: Casago serves as merchant of record for all VRBO transactions. As such should you need to cancel your reservation and a refund is due to you, your refund will be processed within 24hrs of requesting cancellation and a 5% cancellation charge will be assessed even if you are within the 100% refund period. This 5% fee will be deducted from the amount due back to you when we process your refund. This is because credit card processing fees are non refundable, even to Casago. BEDROOMS & SLEEPING ARRANGEMENTS: 4 of the 5 bedrooms have king beds and one bedroom has 4 queen beds in dual bunk format. Our linens are top shelf and managed by a professional laundering service. The downstairs family room has a comfortable queen sofa sleeper if needed with extra linens available upon request. A pack n play travel crib is also provided. A full size washer and dryer are conveniently located in the downstairs half bathroom as well as upstairs in the large double doored closet at the top of the stairs. A massive fully equipped chefs kitchen features a fridge, Professional Gas ILVE oven/range, dishwasher, microwave, toaster, Coffee Service and many other amenities. If you are looking for something specific, please do not hesitate to ask as we likely have it in stock in the kitchen. The cabinets and pantry are stocked with cooking essentials and service for up to 16 guests. The large dining room table is perched in a beautiful outcrop room with huge floor to ceiling windows framing Mount Timpanogos. The dining room table seats 8 and the large kitchen island has additional seating for another 8. Coffee service is a combo Drip/K-Cup maker, a teapot, and a pour-over coffee maker. We provide ground coffee and various K-Cups, sweetener and creamer packets. You’ll also find a blender and crock pot tucked away. IDYLLIC NATURE SETTING CLOSE TO EVERYTHING: Whether you’re sipping your morning coffee on one of the large terraced decks, preparing a meal in the Chef's Kitchen, working remotely in a serene setting, or gearing up for a day on the slopes or in the backcountry, this home offers everything you need for a memorable stay. WIFI & CELL SERVICE: Cell service is great at the home for most providers. Our internet service is very fast and very reliable but is not under our control. If we get wind of a cell or Wi-Fi outage, we will communicate that to you immediately. LOCATION: We are located in the foothills in the Valley Hills neighborhood just East of highway 40 on the North side of Heber Valley. Deer Valley's new East Village is about 10 minutes away. Park City is 18 minutes away. Sundance is 25 minutes away. Heber City is a hub for all things outdoors. Within minutes you will find blue ribbon fly fishing, multiple lakes, waterfalls, hiking, world class snowmobiling, mountain biking but you may not decide to leave the home as the views are just incredible. INSECTS/ETC: Heber is a semi rural / country setting and the home is brand new. However, a country setting does mean we have regularly scheduled pest control services to keep critters at bay but you may spot the occasional insect or critter. Please be aware that this does not reflect upon the cleanliness of this home. We take cleanliness very seriously and ask that you notify us immediately should you find anything not to your liking. Guest access You will have access to the entire home with the exception of the storage closet in the Gym downstairs. The property has a generous amount of space between its neighbors but we ask that you show the permanent residents nearby respect by keeping any outdoor activities and noise to a minimum outside the home during quite hours of 10pm to 7am daily. Other things to note Included in your cleaning fee is a damage insurance policy by Nationwide Insurance. This policy covers incidental and non-intentional damage to the home during your stay. We understand that accidents happen and we do not want you to stress if something breaks or gets damaged in the course of your stay. All we ask is that you notify us of any issues as soon as possible so we can get them handled quickly and safely. Upon booking Air BnB will send you a copy of our rental agreement which we will need signed prior to your arrival.
