The home is fully equipped with everything you need to feel at home—from a stocked kitchen to cozy linens—and even a complimentary coffee station to kickstart your mornings. Designed for a comfortable, low-key stay in a quiet, well-kept environment. Guest access HOUSE RULES, SAFETY GUIDELINES & LIABILITY WAIVER Please review before booking. Booking confirms agreement to responsible use of the property and amenities. 1. Assumption of Risk Guest understands that use of the property involves inherent risks, including but not limited to slippery surfaces, stairs, pool, steam room, hot tub, electric gates, uneven terrain, and natural surroundings. Guests assume full responsibility for their safety and the safety of all individuals in their party. 2. Release of Liability Guest, on behalf of themselves and their party, releases the Owner from claims, liabilities, damages, injuries, or losses arising from their stay, to the fullest extent permitted by law, excluding cases of gross negligence or willful misconduct by the Owner. 3. Indemnification Guest agrees to indemnify and hold harmless the Owner from any claims, damages, or expenses (including attorney fees) arising from their use of the property and amenities. 4. Guest Limit & Property Access Maximum limits include all persons on the property, whether staying overnight or visiting for a short period. Only registered guests are permitted. No additional visitors are allowed. Max 4 cars at property allowed. 5. Events & Gatherings Parties, events, and gatherings are strictly prohibited. No exceptions. Any violation will result in immediate termination of the stay without refund and additional charges. 6. Security & Verification Exterior security cameras are in place for safety and to verify compliance with occupancy and property rules. There are no cameras inside the home. Violation of occupancy limits or gathering rules may be verified via exterior cameras. 7. No Lifeguard on Duty & Water Safety No lifeguard is on duty. Guests are responsible for supervising children and all individuals using water features. No diving, running, or reckless behavior. No glass containers near the pool or Jacuzzi. Use caution around wet surfaces. 8. Hot Tub Usage & Safety Children under 12 are not permitted in the Hot Tub. Do not use while under the influence of alcohol or drugs. Limit use to 15 minutes per session. Do not alter temperature settings. No jumping, diving, or horseplay. Owner is not liable for injuries or health-related issues associated with use. 9. Balcony Safety Jumping or diving from the balcony is strictly prohibited. Violation will result in immediate eviction without refund. Maximum of 8 people allowed on the balcony at any time. No climbing, sitting, or leaning over railings. 10. Electric Gate Disclaimer Electric gates are mechanical systems and may malfunction. Guests must stay clear while in motion. Owner is not responsible for injuries or damage related to gate use or failure. 11. Steam Room Use Limit sessions to 15 minutes. Do not use if you have medical conditions without approval. No oils or foreign substances. Exit immediately if feeling unwell. 12. General Property Rules No smoking or vaping inside the home. No illegal activity. Quiet hours must be respected per local ordinances. Pets require prior approval. Do not tamper with security cameras or safety devices. 13. Alcohol & Behavior Guests are responsible for their behavior at all times. Disruptive or unsafe behavior may result in immediate eviction without refund. 14. Wildlife & Natural Hazards Property may have exposure to wildlife and natural elements common to Texas. Owner is not responsible for related encounters or injuries. 15. Parking Parking is limited to 4 vehicles maximum. Parking is at guest’s own risk. Owner is not responsible for theft, damage, or towing. 16. Personal Belongings Owner is not responsible for lost, stolen, or damaged items. Items left behind will be held for 2 days; shipping can be arranged at guest expense. 17. Damage, Cleaning & Violation Fees The following fees may apply for violations: Unauthorized guests: $200 per person, per day Unauthorized gathering/event: $750 minimum Smoking (inside or outside): $300–$500 remediation fee Excessive cleaning: $150+ depending on condition Late check-out (unapproved): $150+ Tampering with security equipment: $300+ All fees are applied based on severity, impact, and required remediation. 18. Termination of Stay Violations of these rules may result in immediate eviction without refund. Owner reserves the right to terminate a reservation if necessary. 19. Governing Law This agreement is governed by the laws of the State of Texas. 20. Acknowledgment & Group Responsibility The booking guest (“Primary Guest”) agrees to these terms on behalf of all members of their party and is responsible for ensuring compliance. All individuals on the property are subject to these rules. Any violation may result in termination of the reservation without refund. The Primary Guest acknowledges that this agreement includes a release of liability and waiver of certain legal rights, confirms they have had the opportunity to read and understand these terms prior to booking, and accepts these terms on behalf of all members of their party.
