Step through the gate to a sunset-facing deck with pavilion and expansive views. Swim in the brand new pool, unwind in the private hot tub area, and settle into 4 bedrooms, 3 baths, comfortable beds, smart storage, and a fully equipped kitchen. High-end without the fuss. The space The Reference sits on a private 2.5-acre Hill Country setting with a gated arrival, dedicated parking, sunset-facing deck, pool, covered pavilion, and a private hot tub area tucked along the side of the house. Inside, the home is designed for easy group stays with 4 bedrooms, 3 full baths, comfortable beds, smart storage, a fully equipped kitchen, laundry, and calm open living spaces. Guest access Guests have access to the full home, sunset-facing deck, covered pavilion, two stock tank pools, private hot tub area, driveway, and parking area. Please do not access owner/service areas, including the shed, cistern, utility equipment, attic or any locked storage spaces. Other things to note The property feels private and tucked away, but is still close to town — about 5 minutes from downtown Dripping Springs. You may see horses grazing across the road from the deck, interior windows, or hot tub area. The home includes elevated decks, stairs, stock tank pools, a hot tub, and natural outdoor areas, so children should be supervised at all times. No parties, events, pets, or unapproved visitors. The home accommodates up to 10 guests. The home has 4 bedrooms plus a queen fold-down daybed in the primary suite for flexible group sleeping. For safety, comfort, septic/rainwater system capacity, and property limits, occupancy is capped at 10 total people on site unless approved in writing before arrival. The home uses a filtered rainwater catchment system, common in the Hill Country, with an additional drinking-water filter at the fridge. The 4th bedroom includes rainwater system equipment: the UV filter is visible, and the pump is enclosed in a sound-dampening box. Light mechanical noise may be heard when water is running. The open living areas have concrete floors and large windows, so sound can carry. Noise machines are provided in each bedroom for guest comfort.
