Between the private pool and spa, a dedicated game room, and themed bedrooms the kids won’t want to leave, this is a home base built around keeping the whole group entertained - whether that’s a lazy morning by the water or a late-night round of pool table or ping pong. As autumn settles over Central Florida, the patio stays genuinely usable year-round: warm, comfortable days by the pool and cooler evenings around the fireplace or out on the BBQ patio - a nice stretch for anyone escaping colder weather up north. Living space The family room is where everyone naturally gathers, with a fireplace, a pull-out sofa bed for extra sleepers, and a large Smart TV for movie nights. A separate living room gives the group even more room to spread out, built around a 65" Smart TV - handy when a bigger crowd wants its own space. Laminate flooring runs through the whole home, making cleanup simple for families traveling with young kids. Sleeping arrangements The master suite has a king bed, its own ensuite bathroom, a ceiling fan, and a 57" Smart TV. Bedroom 2 is a hit with younger guests thanks to its Toy Story-themed bunk bed. Bedroom 3 goes all-in on a Mickey Mouse theme, with a queen bed, a 55" Smart TV, and a ceiling fan. Bedroom 4 keeps things simple and comfortable with a queen bed, a 57" Smart TV, and a ceiling fan - a good spot to recharge after a day at the parks. Kitchen & dining The kitchen is fully stocked for cooking as a group - stove, oven, microwave, dishwasher, blender, coffee maker, toaster, hot water kettle, and a complete set of dishes and cookware. Gather everyone around the dining table for meals, or take it outside with the barbecue utensils on hand for grilling. Bathrooms Two bathrooms serve the home, including the private ensuite off the master. Both come stocked with hair dryers, shampoo, conditioner, body soap, and shower gel, plus hot water and a bidet for extra comfort. Game room The game room is where a lot of the magic happens - a pool table, ping pong table, arcade games, a 57" Smart TV, and a ceiling fan make it the spot for a rainy afternoon or a wind-down after dark. Outdoor space The private pool and spa anchor the outdoor area, with heating available for a fee if you want extra warmth this time of year. Pull up a seat on the BBQ patio, furnished and ready for grilling under the Florida sky. Families & little ones Traveling with a baby or toddler? You’ll find a pack ‘n play, a high chair, children’s dinnerware, children’s books and toys, board games, and babysitter recommendations on hand, so the littlest guests are covered too. Exterior security cameras keep watch around the property - none face the interior of the home. Location From this Orlando area base, Disney World is about 19 minutes away, Universal Studios around 26 minutes, SeaWorld roughly 23 minutes, and Orlando Tree Trek Adventure Park just 15 minutes out. Island H2O water park and Margaritaville - home to the Gloria Estefan-owned Estefan Kitchen restaurant and its own water park - are both around 10 minutes away. Publix and Walmart are 5 minutes from the door, with Posner Park shopping about 20 minutes out. For a change of pace, Lake Louisa State Park offers hiking, camping, and fishing nearby, and Lakeridge Winery, roughly 30 minutes away, hosts wine tastings and weekend events with food trucks and live entertainment. Pets are welcome with prior approval. A game console and exercise equipment round out the on-site extras, and breakfast is provided. Guest access Keyless entry. The last 4 digits of the primary guest phone number will be used for access. Abundance of parking. Driveway can fit 4 cars or 2 SUVs. Overnight street parking is not allowed. Guest can park extra cars overnight by the clubhouse. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house. Pool and spa heat are not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month based on the length of your stay. If you decide to pay for pool/spa heat it must be for the entire stay. You also have the option of paying for spa heat only...This fee is $30 per night. This must also be paid for the entire stay. This is a Non -Smoking Villa - There should be no smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed. We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, keurig pods, etc. We have a complimentary propane gas grill Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more. To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM. Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility. Guest Count & Additional Fees: Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests. During your stay We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home. We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one. The garage is used for owners storage. Guest as no access to this area. There are however lots of closets and storage in the home We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home and one in the back. None of our cameras are facing in the interior of the home in any way. One is located in the front of the property to monitor exterior activity in the front of the home and one located in the back exterior to monitor any activity in the exterior back of the property. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever. Pets Restrictions We allow pets up to 50 pounds, subject to the home owners approval. We will need vacine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet. It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA . 1. Is the dog a service animal required because of a disability? 2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay?
