Convenient check-in instructions and access details will be provided before arrival so you can settle in comfortably and confidently. **Location** Located on St. Johns Avenue in the Riverside and Avondale area, the apartment places you near some of Jacksonville’s most loved local destinations. The St. Johns River is directly across the street from the building, adding to the neighborhood’s relaxed riverfront atmosphere. You’ll be a short drive from Five Points, Avondale, downtown Jacksonville, local restaurants, coffee shops, bars, boutiques, museums, parks, and riverfront areas. Explore Riverside’s historic streets, enjoy dinner in Avondale, visit the shops and cafés around Five Points, or head downtown for sporting events, concerts, nightlife, and entertainment. Please note that this is a private apartment located within a residential building and is not a standalone home. Guest access The apartment interior is exclusively yours within a building with other units. Access requires stairs. Common property areas and limited parking are shared. Other things to note DAMAGE PROTECTION Where permitted by your booking platform and disclosed before booking, choose either a refundable $400 security deposit or a JaxBNB accidental damage waiver. The waiver costs $33 for the first 1-10 nights, plus $24.75 for each additional started 10-night block; partial blocks count as full blocks. The waiver is JaxBNB's contractual waiver of eligible guest liability up to $1,000 in total per stay. It is not insurance purchased by the guest and is nonrefundable except as required by the accepted booking terms, law or platform policy. It applies only to eligible accidental physical damage under the waiver terms. NOT COVERED: Sheets, pillowcases, towels, washcloths, excess cleaning, party/event-related damage (including approved events), misuse, intentional or reckless damage, smoking-related damage, over-occupancy-related damage, and missing items. Other exclusions apply under the full waiver terms. Guests remain responsible for lawfully recoverable excluded losses and amounts above the waiver limit. Ordinary wear, pre-existing damage and routine turnover cleaning are not extra charges. The deposit is a card authorization hold, scheduled two days before arrival (or when completed for a later booking). It secures documented guest-caused damage, missing items, excess cleaning and other permitted obligations under the accepted rental agreement; deductions must be supported and itemized. If no eligible claim remains, release is initiated within three days after checkout; bank processing may take longer. The deposit is not an automatic forfeiture or a cap on responsibility. A purchased waiver replaces this alternative deposit and must be honored for eligible losses. Review the full deposit or waiver terms before completing your choice. Mandatory law and booking-platform rules control, including restrictions on outside payments, deposits and claim procedures. This description does not create an undisclosed post-booking charge or retroactively change an accepted reservation. Guests must also fill out a rental agreement that requires a photo ID, selfie, and the card used to pay be provided. Due to the property being shared we do have outdoor cameras on the property for surveillance There are no cameras in the unit There is a doorbell camera in the front 1 camera facing the back of the property 1 camera facing the front of the property These cameras are only active during motion events and do not record 24/7 They are there for your safety (Do not be alarmed if you see a camera missing, our maintenance people regularly check the charge levels of them, and sometimes they take them down to charge if needed) There is also some road noise due to the unit being right off the road if the noise is bothersome we can provide a white noise generator. But even with the tv on low volume, it generally covers up the road noise that is there. Flora & Fauna: If you notice more than one live pest of any kind in living spaces, please let us know. We pay for regular pest control, but sometimes extra spraying can be necessary if needed. Since this is a subtropical climate near the river, it is not unusual to see the occasional large, normally outdoor-living bugs. You might see an occasional lifeless critter – this is normal and proof that our pest control is doing its job. Be mindful of open windows and doors as well, as we cannot be responsible for any insects (or animals!) making their way inside in this manner. We do not have issues with pests, and we'd like to keep it that way.
