Guest access The entire house is accessible to guests. ***CHECK-IN & CHECK OUT*** - Guest will be contacted prior to time of check in (via Airbnb APP) to provide door code and check in information. - The front door is fitted with a Smart Lock. The access code will be provided on the day for self- check in. - Check in is at 3PM or later. Check-out:- Check out time is 11AM. The cleaners need time to clean and get the house ready for the next guests checking-in. -Please note cleaners will arrive promptly at 11AM. Any delayed check out will be charged for waiting time that cleaners are kept waiting. - Parking-is on property. Double car garage with plenty of driveway parking and street parking available. We try really hard to be clear about our expectations of our guests as well as what you can expect from our home, and we believe most of our guests understand that and are awesome! But we did have some trouble incidents that we have felt the need to outline in detail the guidelines and bookings terms and conditions we expect guests to follow. Our goal is to provide the most comfortable and clean well-kept short-term rental home, as well as an awesome Bay Area experience. The HOUSE RULES & Booking Terms & Conditions are clearly stated in the “House Rules” of the listing details and the "Other Things To Note" Section below. I request ALL GUESTS to read and agree with the house rules prior to making a booking. By proceeding to making a booking, the registered guests acknowledges that you have READ AND AGREE WITH THE HOUSE RULES AND TERMS of BOOKING. ***OTHER THINGS TO NOTE: **** PLEASE READ BEFORE BOOKING: 1.【NO PARTIES OR EVENTS】 NO Parties or events permitted with signficant outside guests. Genuine family or friends may vist but no overnight stays. We will contact Airbnb to force evacuating the party groups based on Airbnb's policy. $500 fines will be charged for violating the rule. 2.【QUIET HOURS 11PM-7AM】 The Quiet hours is really for the sake of our neighbor's sanity. The home is in a residential family friendly neighborhood and neighbors will not hesitate to call the listing owner and/ or the San Jose police if there is significant noise or unruly behavior that can be heard in the house. 3.【NO SMOKING】 No smoking inside or in close proximity to the house. If any signs or smell of smoking are detected inside the house, the guests agree to pay a $500 violation fee. A deep cleaning will need to be arranged to remove the smell. If smoking outside the house, please make sure all doors and windows are closed so no smoke smell enters the house and smoking is done at least 10 feet from the house. 4. 【NO SHOES】 We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house. 5.【Self Catering】 This is a self-catering home. We will provide an initial starter supply such as toilet paper, kitchen towels, detergents etc. Extra supplies needed will need to be purchased from the store at your cost. BBQ is provided for your use. Please exchange /refill gas cylinders as needed at local service station or local Home Depot store as needed. 6.【Early check-in】 Early check in is generally not available and will be based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case-by-case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date. 7.【NO late check-out】 Unfortunately, we can't accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests. 8.【Dispose trash in the right bins】 Please sort out garbage and recycles and dispose those into appropriate cans outside. Garbage pickup is on Friday mornings. If you stay at the home on Thursday, please move bins to street Thursday night. 9. 【Lost & Found】 Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $60 handling fee + the shipping fee (receipt will be provided). 10. 【EXTRA BEDDING NEEDS】 If extra sleeping arrangements are required, the home contains two Queen-sized sofa pull out beds in living room and family room. There will be an additional guest fee for guests over 8 of $30/per night per additional guest adults. Please contact host prior to arrival to confirm extra bedding requirements and if beds are to be pre- made. There will be a $30set up and linen fees per extra bed per stay for cleaners to set up and take down extra bed per stay. 10. [PETS] This is a pet friendly home. However, we require pet to be potty trained and no shredding. A pet fee of $75 per stay will be required for deep cleaning. 11. 【SECURITY CAMERAS】 there are EXTERIOR security cameras located around the house. The cameras are located: Front Door Entry / Door Step, Front Garden facing road; and back garden. Please note guest privacy is assured at all times. Video footage is only accessed should there be a security incident or gross violation of house rules and/ booking terms and conditions and noise complaints from neighbors. 12. 【WEEKLY/MONTHLY SERVICE VISITS】 Please note there will be weekly service visits garden service and MONTHLY service visit for exterior pest control etc. Service personal will enter the back garden via the side gates. 13. 【PARKING】- Parking is available in double car garage, driveway and street parking 14) All guests are recommended to have traveler insurance on their own for the duration of the stay. PLEASE NOTE: The guests undertake to hold the listing owner and host harmless against all losses, claims, accidents, causes of action, demands, and/or costs and expenses that may be incurred by the guests in relation to the booking/ rental. We cannot be responsible for lost or stolen items.
