It is clean and available for use during your stay. There is an additional 1-car garage bay that is occupied by our car. Please keep this area clear and available for their use. Please also note that if you do store items in the garage, it is not temperature regulated and cannot be guaranteed to be water tight. We cannot be held responsible for any damages to items stored inside of the garage. It is important to note that in the winter months the driveway can get slick and we recommend that you do any loading/unloading in the garage space to prevent slipping. We want everybody to have a safe and enjoyable time while staying in our home! The only thing we wish to mention is that we do have a locked closet that is for our owner supplies. This makes it easier for us to restock in between guests! Other things to note ⏺ UPSTAIRS ONLY ACCESS: We want your stay to be comfortable and safe. The rental is an upstairs unit within a larger home, and while there is an interior staircase leading to the basement, that staircase remains securely locked at all times and is not accessible to guests. ⏺ PARKING: The home includes an attached 2‑car garage that is clean and available for your use. An additional 1‑car garage bay is reserved for our personal use, so please keep that space for us to access the vehicle. If you choose to store items in the garage, please note it is not temperature controlled or guaranteed to be watertight, and we cannot be held liable for any damage to stored belongings. ⏺ SNOW: Utah can experience heavy snowfall at times, and we want you to be prepared. We cannot guarantee that the driveway will be cleared before your arrival, though we will make every effort, when possible, to have someone shovel, clear the driveway, and apply an initial layer of snow melt before check‑in; this service is not guaranteed and depends on availability. During your stay, guests are responsible for any additional shoveling or application of snow melt, and we recommend using the tools provided to keep the driveway and walkways clear for safe access. Please use caution in snowy or icy conditions and wear appropriate footwear when outside. If you have concerns or need guidance regarding snow removal, contact us and we will gladly offer assistance and support. Enjoy Utah’s winter charm and make the most of your time in our cozy retreat while staying warm and safe. ⏺ AIR CONDITIONING: Utah summers can be very hot, so some bedrooms are equipped with ceiling fans, and we strongly recommend running them during the hottest parts of the day to promote airflow and help the AC operate more efficiently. If you are not familiar with central air, there are a few important guidelines to help keep the home comfortable and protect the system. Air conditioning works best when the temperature is lowered gradually; reduce the temperature in 2‑degree increments and wait at least 30 minutes between each change before lowering it again, then set the thermostat to “hold” once you reach your desired temperature. For example, if the home is at 78 degrees and you want 72, first set it to 76, then 74, then 72, pausing 30 minutes after each step so the system does not overwork and freeze the coil. If the coil does freeze, the AC will be on but cool air will not circulate. To correct this, turn the thermostat up to around 80–85 so the outdoor condenser shuts off, then run the system in “fan only” mode for several hours (often 8–12) until the coils completely defrost. When you turn the AC back on, follow the 2‑degree‑at‑a‑time cooling method again; otherwise, the coil may refreeze and you could be left with an uncomfortably warm home. There is no temperature lock on the thermostat, but we do not recommend setting the indoor temperature more than 20 degrees cooler than the outside temperature—for instance, if it is 95 degrees outside, please avoid setting the home below 75. Failure to follow these instructions may cause frozen coils, and any resulting maintenance visits or repairs will be billed to you. ⏺ EXTENDED STAY: We gladly welcome extended stays of 30 days or more and are happy to offer special discounts for these bookings. At check‑in, the home will be stocked with essential starter supplies; if anything is missing or needs replenishing upon arrival, let us know and we will address it promptly. After the initial supplies are used (such as toilet paper, hand and dish soap, laundry detergent, snow melt, and similar consumables), refills are not automatically provided, so please plan to purchase additional items for the remainder of your stay. For longer stays, the following additional terms apply: Minimum Monthly Clean: To maintain cleanliness and comfort, at least one professional cleaning per month is required at the guest’s expense; for guests with pets, we may require more frequent cleanings (such as bi‑weekly) at our discretion.
