The House: *3 King Bedrooms *1 Queen Bedroom *1 Double Queen Bedroom *1 Bunk Room (sleeps 8) *1 Movie Room (w/ queen sleeper sofa) *1 Game Room for the kiddos *1 Game Room for the grown ups (with your own private golf simulator!) *Plenty of beds to sleep up to 22 PEOPLE THE OUTSIDE SPACE Boots & Birdies sits on 1 private acre of hill country land. The back yard is where the property really shows its magic! That’s where you’ll find 6 distinct areas and amenities: 1- THE CUSTOM POOL AND SPA - which features two waterfalls, a 6” depth shallow section and a 9’ deep end, and beautiful lights that bring the pool to life at night. 2- THE PICKLEBALL AND BASKETBALL COURT - stocked with paddles and balls (now with basketball lines added) 3- THE LOUNGE AREA - between the court and the pool. Perfect for getting your tan on! 4- THE FIRE PIT - with plenty of cozy seating for 8-10 people. Perfect for evening s'mores! 5- THE COVERED PATIO LOUNGE - with hanging chairs, an outdoor couch, outdoor fridge and a 70” TV! 6- THE OUTDOOR DINING AREA - with seating for up to 22 people. Because a house like this should have a place where everyone can dine together! * THE INSIDE SPACE (Downstairs) Downstairs you’ll find the spacious living / dining room/ kitchen area, with commercial range stove and hood. Behind the kitchen, you’ll find the kids game room, complete with foosball, 2 arcade games and a custom gaming pedestal that features hundreds of games from Nintendo, Super Nintendo, Nintendo 64, Sega, and more! On the other side of the house, the 3-car garage has been converted into the ultimate grown up game room, with a pool table, dining / game table, lounge seating and your very own golf simulator! Don’t feel like playing? Convert the golf simulator into a movie screen to watch your favorite game or movie. The first floor is also home to one single queen bedroom, one double queen bedroom with an en suite bathroom and “Get Ready Room,” a spacious pantry and a half bath just off the kitchen. THE INSIDE SPACE (Upstairs) Upstairs you’ll find 4 more bedrooms, 3 full bathrooms and the Movie Room. The bunk room features two double bunks to sleep a total of 8 people. A Jack and Jill bathroom connects the bunk room to the hall way. 3 more king bedrooms sit upstairs: one with an en suite bathroom and one with a Jack & Jill bathroom it shares with the movie room. The movie room also features a sleeper sofa for 2 more people, plus a wet bar and mini fridge for extra storage. HOUSE RULES: *The primary booking guest must be at least 25 years old and must be present for the duration of the stay. *No Noise after 10pm *No Pets allowed on the property *No smoking in the home POOL, SPA & OUTDOOR AREA: *Use the pool and spa at your own risk. No lifeguard is on duty. No fence around the pool. *Children must be supervised at all times around the pool & spa. *No diving, running, or unsafe behavior in the pool area. *No glass containers in or around the pool. (Please only use supplied plastic dining wares outdoors) **POOL HEATING is available for an additional fee and must be arranged at least 3 days prior to check in
