The pool is exclusive to your reservation, and the Collins Road/Argyle Forest area is best explored by car. Living Space The main living area provides a central place for everyone to gather between pool time, game-room competitions, meals, and days spent exploring Jacksonville. The layout gives the group shared space when you want to be together and three separate bedrooms when everyone is ready to unwind independently. Sleeping Arrangements The home accommodates up to 6 guests across three bedrooms and four beds: Bedroom 1: King bed Bedroom 2: King bed Bedroom 3: Twin-over-full bunk bed Having two king bedrooms makes the home especially comfortable for two couples, parents, grandparents, or adult guests who do not want to squeeze into smaller beds. The bunk room creates a fun and flexible sleeping space for children, siblings, or friends. Kitchen & Dining The full kitchen makes everyday meals and longer visits easier. Prepare a relaxed breakfast before heading out, keep the refrigerator stocked with poolside drinks, or stay in for dinner after a full day. The kitchen also gives families more control over meals and provides a convenient option for guests with children or specific dietary needs. Bathrooms Two full bathrooms help the home function comfortably for a group of up to 6. Outdoor Living Step outside and make the private swimming pool the center of your stay. Jacksonville’s warm weather makes the pool a welcome feature for family afternoons, relaxed weekends, and days when you would rather stay home than plan another outing. The pool is reserved exclusively for your group throughout the stay. Children must remain under direct adult supervision whenever they are in or near the pool. No lifeguard is present. Location The home sits in a residential part of West Jacksonville near Argyle Forest, Oakleaf, Collins Road, and I-295. Guests can reach nearby grocery stores, restaurants, shopping areas, and everyday conveniences by car. The location also works well for visits connected to Naval Air Station Jacksonville, Orange Park, Cecil Commerce Center, family in the surrounding neighborhoods, or activities throughout the Jacksonville area. No lifeguard is on duty. Guest access Guests have exclusive use of the home, game room and backyard pool. Property-specific entry and parking instructions are supplied with the reservation. Other things to note DAMAGE PROTECTION Where permitted by your booking platform and disclosed before booking, choose either a refundable $400 security deposit or a JaxBNB accidental damage waiver. The waiver costs $33 for the first 1-10 nights, plus $24.75 for each additional started 10-night block; partial blocks count as full blocks. The waiver is JaxBNB's contractual waiver of eligible guest liability up to $1,000 in total per stay. It is not insurance purchased by the guest and is nonrefundable except as required by the accepted booking terms, law or platform policy. It applies only to eligible accidental physical damage under the waiver terms. NOT COVERED: Sheets, pillowcases, towels, washcloths, excess cleaning, party/event-related damage (including approved events), misuse, intentional or reckless damage, smoking-related damage, over-occupancy-related damage, and missing items. Other exclusions apply under the full waiver terms. Guests remain responsible for lawfully recoverable excluded losses and amounts above the waiver limit. Ordinary wear, pre-existing damage and routine turnover cleaning are not extra charges. The deposit is a card authorization hold, scheduled two days before arrival (or when completed for a later booking). It secures documented guest-caused damage, missing items, excess cleaning and other permitted obligations under the accepted rental agreement; deductions must be supported and itemized. If no eligible claim remains, release is initiated within three days after checkout; bank processing may take longer. The deposit is not an automatic forfeiture or a cap on responsibility. A purchased waiver replaces this alternative deposit and must be honored for eligible losses. Review the full deposit or waiver terms before completing your choice. Mandatory law and booking-platform rules control, including restrictions on outside payments, deposits and claim procedures. This description does not create an undisclosed post-booking charge or retroactively change an accepted reservation. Guests must also fill out a rental agreement that requires a photo ID, selfie, and the card used to pay be provided. We do have outdoor cameras on the property for surveillance There are no cameras in the unit There is a doorbell camera in the front 1 camera facing the back of the property 1 camera facing the front of the property These cameras are only active during motion events and do not record 24/7 They are there for your safety (Do not be alarmed if you see a camera missing, our maintenance people regularly check the charge levels of them, and sometimes they take them down to charge if needed) Flora & Fauna: If you notice more than one live pest of any kind in living spaces, please let us know. We pay for regular pest control, but sometimes extra spraying can be necessary if needed. Since this is a subtropical climate near the river, it is not unusual to see the occasional large, normally outdoor-living bugs. You might see an occasional lifeless critter – this is normal and proof that our pest control is doing its job. Be mindful of open windows and doors as well, as we cannot be responsible for any insects (or animals!) making their way inside in this manner. We do not have issues with pests, and we'd like to keep it that way.
