This four-bedroom villa in the Orlando Area puts your family just 10 miles from the magic of Disney World, with every comfort already waiting inside. Sleeping arrangements Four bedrooms sleep up to 10 guests across six beds. The main master suite opens directly to the pool area and features a king bed, rain shower, bidet, and smart TV. The second master suite offers its own privacy with a king bed, smart TV, and ceiling fan. A third bedroom has a queen bed, and the fourth is a Toy Story-themed kids' room with two single beds and a TV - a dedicated space little ones will love. The living room also features a queen-size memory foam sofa bed for additional flexibility. Game room When the parks can wait, the air-conditioned game room delivers. Guests have access to a pool table, ping pong table, arcade games, life-size games, board games, and children's books and toys - enough to keep every age group entertained. Our fully air conditioned game room keeps the space comfortable through a full day of play. Living spaces The living room flows easily between relaxation and productivity, with a dedicated workspace in a private room for guests balancing a remote working schedule. The family room connects directly to the kitchen and opens to the pool patio, making that indoor-outdoor transition effortless. Kitchen & dining A fully equipped kitchen is stocked with everything your group needs. Appliances include an LG refrigerator, GE stainless steel electric stove, stainless steel oven, microwave, dishwasher, drip coffee maker, Keurig, hot water kettle, toaster, and blender. Cookware, dishes, wine glasses, baking sheets, and barbecue utensils are all provided. Breakfast is included with your stay, and the dining table seats the whole group for shared meals. Outdoor area Step outside to a private backyard with a pool view and open patio layout. The private outdoor pool is available year-round, open 24 hours, and comes with pool toys. The spa is also available year-round and open 24 hours. Pool and spa heating is available at an additional fee. A private gas BBQ grill, sun loungers, outdoor dining area, and outdoor furniture complete the space - ready for long evenings under the Florida sky. Resort access & location Guests enjoy free access to nearby resort amenities including a shared gym, basketball and tennis courts, volleyball, and lake access via a path or dock. Fishing is also available nearby. The villa is 10 miles from Disney World - covering Magic Kingdom, Animal Kingdom, EPCOT, and Hollywood Studios - and is also well-placed for Universal Studios, Universal Epic Universe, SeaWorld, and other major Orlando Area attractions. Comfort & connectivity The home is single-level with no stairs, making it easy for all guests to move around. High-speed WiFi is available throughout, along with a 55-inch HDTV and a full suite of streaming services including Netflix, Disney+, Hulu, HBO Max, Amazon Prime Video, Apple TV, Roku, and Fire TV, plus standard cable. A washer and dryer are available in-unit at no charge, and the home is equipped with central air conditioning, central heating, and room-darkening shades throughout. Exterior security cameras are positioned at the front and back of the property for guest and owner security - none face any interior spaces. A smart lock enables self check-in. Housekeeping is available at an extra cost. Please note that the AC system is set to turn off automatically if exterior doors are left open for more than five minutes - keeping doors closed ensures a consistently cool and comfortable home. Guest access Keyless entry. The last 4 digits of the primary guest phone number will be used for access. Abundance of parking. Driveway can fit 4 cars or 2 SUVs. Overnight street parking is not allowed. Guest can park extra cars overnight by the clubhouse. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house. Pool and spa heat are not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month based on the length of your stay. If you decide to pay for pool/spa heat it must be for the entire stay. You also have the option of paying for spa heat only...This fee is $30 per night. This must also be paid for the entire stay. This is a NON- SMOKING Villa-----There should be no smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are closed. We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, keurig pods, etc. We have a complimentary propane gas grill. Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more. This is based on availability and must be reserved in advance To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM. Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility. Guest Count & Additional Fees: Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests. During your stay We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home. We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one. There is a locked owner's cabinet located in the game room . This is used to store owner's items. Guests as no access to this cabinet. There is however lots of closets and storage in the home. We have installed exterior security cameras for the safety of both guest and property. These cameras are actively recording. There is one in the front of the home to monitor front door and one in the back to monitor any activity in the exterior of the property . None of our cameras are facing in the interior of the home in any way. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever. Pets Restrictions We allow pets up to 50 pounds, subject to the home owners approval. We will need vaccine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet. It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA . 1. Is the dog a service animal required because of a disability? 2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay? We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog .
