Casa Caboose, less than 1 mile from GSMNP

NOTE: we are less than 3 min from GSMNP, not 40 min as Airbnb states on our listing. Tiny house Caboose with river access, less than 1 mile from GSMNP, and across the river from Vee Hollow Bike Trails, next door to the Cabin of Lost Soles. Tiny kitchen with cooktop, microwave, coffee maker and fridge, cooking utensils, etc. There is not an oven. Bathroom faucets are above the shower curtain. A berth curtain separates the bed from the sitting area. You may need to use the stool to access the bed and the shower handles if under 5'5". Includes Roku TV, ( no cable TV), charging station, heat and air. A very unique place to stay. Outdoor areas are shared . We are right in town, so it is not secluded but close to everything in Townsend. We live on the property and have a dog and there is another Airbnb next to the cabin. There is an open area on the other side and a campground just beyond that. At busy times you may hear people in the campground, especially during football season. But for the most part the river drowns out noise from the area. This is not a secluded property, we are right in town on the bike trail. Sorry, no pets or children under 12. Guest access Casa Caboose is not directly on the river. There is river access on the property, and the river deck and fire pit is shared with Casa Caboose and the Cabin of Lost Soles, located right next door. Please let us know when making the reservation if you will be needing the futon for sleeping. Other things to note We live next door, and have a dog, Nelli who will usually be around. We are motorcycle friendly and if you need a place to park your trailer we can accommodate that too. We are right in town, but the sound of the river drowns out the traffic noise, so you will feel like you are miles away. *Please note: Uber and Taxi service are not easily available in our area. Rental Agreement: This agreement constitutes a contract between the Guest and Owners. Guest acknowledges and understands that by booking this reservation, he/she states that he/she has read and understands the written policies within and agrees with all statements herein. 1. Guest confirms that he/she is at least 25 yrs old. 2. Guest who is booking, acknowledges and understands that he/she is financially responsible for any and all property damage that may occur during the stated rental period which can reasonably be attributed to the rental party's negligence or abuse. 3. Guest agrees that the premises shall be occupied by no more than 2 people. 4. Check-in time is 4:00PM. (Early arrival is possible if the cabin is ready.) Check-out time is 10:00AM. Late check-outs may be charged a penalty. 6. NO PETS. NO CHILDREN UNDER 12. 7. No smoking inside cabin. Guests may smoke outside, please us ashtrays. 8. Guest acknowledge that he/she is solely responsible for any accident or injury to any person while in-residence and that Owners accept NO legal or financial responsibility. Guest assumes all risk of injury or other loss resulting from any activity and will hold the Owner harmless with respect hereto. Guest hereby agrees to indemnify and hold us harmless from any and all claims, including those of third parties, arising out of or in any way a result of guests use of the premises or items therein. 9. Guest acknowledges and understands that Owners will not be responsible for any lost or stolen items while on the property. We will do our very best to return any forgotten items, at guests expense. 11. All keys must be returned to the key hook upon your final departure. Please leave doors unlocked. If the key is lost, guest will be charged a $5 lost key fee. 12. Please let us know if anything is not in working order upon arrival or as soon as it happens. We will do everything in our power to get it fixed promptly. 13. Do not put anything in the toilet except toilet paper. Sanitary products, paper towels, excess toilet paper, etc. will cause the septic system to back up, resulting in a plumber having to clean out the lines for which the guest will be charged. 14. WiFi outages can occur but are not usual. If WiFi goes out we will contact our provider to repair but refunds will not be given for wifi outages.
