Bringing any pet on the premises will result in immediate termination of occupancy without a refund. Occupancy & Gathering Limits: Maximum occupancy is 10 guests. Parties or events exceeding capacity are strictly prohibited. Guest Registration & Age Requirements: All guests must be registered with names and ages prior to check-in. Any guest over age 1 counts toward capacity. The primary booker must be at least 25 years old or accompanied by an approved parent/guardian. Photo IDs may be requested. 100% Smoke-Free: Smoking and vaping are strictly prohibited inside the home and on all outdoor decks, porches, and stairs. Quiet Hours: Residential quiet hours are observed from 10:00 PM to 8:00 AM out of respect for neighbors. Island Living & Sounds: Folly Beach is a vibrant beach community. Normal sounds of traffic, local businesses, neighbors, or occasional utility/road maintenance may occur during your stay. Property Damage Protection: Every reservation includes an accidental damage waiver covering up to $1,500 of unintentional, reported damage prior to departure. Payment & Cancellation Terms: Grace Period: 48 hours from booking to cancel with no penalty. Payment Schedule: Full balance is due 30 days prior to your arrival date. Cancellation Policy: Full refund if cancelled more than 60 days prior to check-in. Non-refundable if cancelled within 60 days of arrival. Date or property changes within 60 days are treated as cancellations. Hurricane Policy: In the event of a mandatory government evacuation order for Folly Beach, prorated refunds (minus a 7% cancellation fee) are issued for the specific nights covered by the order. Travel Insurance: Optional Red Sky Travel Insurance is available upon request. Check-In, Checkout & Amenities: Check-In (4:00 PM): Keyless Wi-Fi entry allows you to proceed straight to the home with your personal access code. Expedited early check-in may be requested in advance for an additional fee. Checkout (10:00 AM): Please start the dishwasher, take out all trash and leftover food, and lock all doors and windows. You do not need to wash linens or strip beds. Parking Rules: Up to 4 vehicles can park in the private driveway. If street parking on Folly Beach, vehicles must face the direction of traffic flow with all four tires completely off the road without blocking driveways. Linens & Starter Kit: We provide 1 bed linen set per bed, 1 bath towel set per guest, and an amenity starter kit (paper towels, toilet paper, trash bag, dish soap, sponge, and bath soap). bert's Market, Harris Teeter, or Walmart are nearby to purchase additional supplies as needed.
