Cozy Cottage Steps from the Beach

Location Location Location! This cozy lower level duplex is a short block from the sand in one of the most beautiful beaches in all of Southern California. The place is located at 127 41st Street on the corner of Balboa and 41st Street. We are 8 houses from the beach on the beach side of Balboa. The boardwalk is only five streets away so you can easily bike or walk to the Newport Pier and enjoy one of the many restaurants or bar in the area. Saturday to Saturday rental in the summer time. The space In addition to being only a few steps from the beach, the property is an easy stroll from all of the quality cafes, bars and restaurants that Newport Beach has to offer, as well as the Newport Pier, tennis and basketball courts, and walking and cycling trails. The home has a great front patio for entertaining or simply enjoying the sun. The patio is for the downstairs unit only and has a gas BBQ, dining chairs, dining table, and umbrella. The family room has high ceilings with a ceiling fan and comfy furnishings which make it a great place to relax after a hard day at the beach or nearby Disneyland. The place does not have air conditioning but we do provide multiple fans. The new kitchen is fully stocked and all floors are tiled/wood. The master bedroom has one queen-sized bed, while the second bedroom has one twin-sized bed and a set of regular bunk beds. The twin beds are standard, not extra long. There is a two-car garage with one spot in the garage and one at the rear of the property. Please note the parking spot inside of the garage is only for standard cars or crossovers or small minivans. Some standard SUVs will fit, please reach out with model. The space outside is for small cars only. Trucks , large SUVs and oversized vehicles will not fit and you will have to park on the street. The complimentary washer & dryer are located inside the garage. The garage does not connect to the house but is kept locked. The place is located on the corner of Balboa and 41st Street so you will hear street noise when the windows are open. This is a lower unit and we do have a year round tenant that lives upstairs. You will hear footsteps over the two bedrooms, but not over the family room. We welcome dogs, but you need to call us regarding the breed of your dog. If you have cats, we need to discuss ahead of booking whether it is reasonable to bring them or not. Guest access You can access the place from both the side and front patios. But you can only fully lock the property from the front door. Front patio only locks from the inside. The garage does not connect to the inside of the house. Both large and small garage doors lock. Parking inside is for standard vehicles only. Standard SUVs, standard Jeeps, and crossovers will fit in the inside spot only, on the left side only The outside spot is only for small cars. OVERSIZED VEHICLES WILL NOT FIT IN EITHER SPOT. Parking outside on the left is on the diagonal and the front of the vehicle must be 6" from the line on the cement, other wise the people on the right can not get out. The back of the car CANNOT GO OVER THE YELLOW LINE IN THE ALLEY. You basically get half of the garage door. Washer and Dryer are shared by the upstairs and downstairs unit, and they are located in the garage Other things to note Please note, the city of Newport Beach is very strict with parties. If you are a renter and you get a noise complain and you have more than 7 people in the house you can receive a $500.00 ticket (tripled during the holidays).
