This home has been part of our family for three generations, and today it’s a comfortable, thoughtfully designed retreat where friends and families can gather, explore, and unwind. Spend the day among Sedona’s iconic red rocks, sip your way along the Verde Valley Wine Trail, wander the tasting rooms and restaurants of Old Town Cottonwood, or explore the historic hillside town of Jerome. Then come home, fire up the grill, settle in around the fire pit, or slip into the hot tub beneath the Arizona sky. The location makes exploring easy: • Old Town Cottonwood + Verde Valley Wine Trail — minutes away • Jerome — approximately 10 minutes • Sedona — approximately 25 minutes • Flagstaff — approximately 1 hour • Grand Canyon — approximately 2.5 hours Enjoy everything Sedona and the Verde Valley have to offer, then retreat to a quieter residential neighborhood at the end of the day. ★ THE HOME ★ The Tipsy Moon is a beautifully updated 1,200 sq. ft, single-level home with 3 bedrooms and 2 full bathrooms. Inside, you’ll find comfortable furnishings, a fully equipped kitchen, central air conditioning, Roku TVs, high-speed Wi-Fi, and plenty of room to relax together. And if a great night’s sleep matters to you, you’re in the right spot—our guests consistently rave about the beds. All three bedrooms have blackout blinds and/or curtains to help you settle in after a full day of exploring. The family room features a decorative fireplace and 58” Smart TV, while the primary bedroom opens directly onto the covered patio and backyard—putting the hot tub just steps away. A washer and dryer are also available for guest use, along with laundry detergent. ★ OUTDOOR LIVING + HOT TUB ★ Some of the best moments at The Tipsy Moon happen outside. Start the morning with coffee beneath the covered patio, enjoy dinner outside after a day of wine tasting or hiking, and end the evening soaking in the hot tub beneath the stars. The en-suite primary bathroom may be petite, but it has plenty of personality and everything you need for your stay. Entry is easy with keyless coded access. Your personal entry code will be provided before arrival, so there’s no need to coordinate keys or meet for check-in. ★ WHAT WE PROVIDE ★ We provide starter supplies to make arrival easy, including: ✔ Toilet paper ✔ Paper towels ✔ Laundry detergent ✔ Dishwasher detergent ✔ Hand soap ✔ Shampoo, conditioner + body wash ✔ Coffee pods For longer stays, guests may need to purchase additional supplies as needed. ★ A FEW THINGS TO KNOW ★ The Tipsy Moon is located in a residential neighborhood, and we ask guests to be considerate of our neighbors. Quiet hours are from 10 PM–8 AM. Like many residential neighborhoods, some nearby homes have dogs, so you may occasionally hear barking. Trash: The outdoor trash bin is located beside the house near the gate. Our concierge service handles taking the bin out and returning it on Fridays. Trash and recycling go into the same bin and are separated at the facility. Yard Maintenance: Our landscaping team visits approximately once a week. The day and time can vary, but they will never arrive before 9 AM and remain outdoors only. Security: There is two exterior security cameras directed toward the carport, entryway, and front door. There are no cameras inside the home or in private backyard areas. ★ BEFORE BOOKING ★ Please review our House Rules before booking to make sure The Tipsy Moon is a good fit for your stay. We have two covered (carport) parking spacing. Other things to note While we do sweep and cleanup the covered porch and front entryway after each stay, please note that due to weather, wind, native plants, dust and other factors these areas can experience debris/dust. Please contact us if you have any concerns. We do provide a broom for the outdoors (in the entry hall closet labeled 'outdoor') that can be used at your convenience. Please also note that this is Arizona and we do have bugs. We do provide bug spray under the sink. No parties, smoking of any kind in or around the property, no pets/animals (we have family with severe allergies), no additional guests that are not registered at the time of booking, quiet hours between 9pm and 8am.
