Discover your sanctuary in the woods today. The space Located in Heavenly Valley, this cottage is only a half mile to the lake, and a half mile to the California Lodge at Heavenly. It’s within walking distance to shops, restaurants, great hiking, bike rental, and many other amenities. Guest access ***VERY IMPORTANT*** Make note of these details before booking this property! We require that you send a clear photo of your driver’s license (no blacked out images will be accepted), along with the make and model of your vehicle well in advance. Similar to inns and hotels in the area, this is a requirement of our short term renters’ insurance and to confirm that your ID matches your Airbnb profile. Additionally, sometimes locals park in homes they believe may be vacant. To avoid potentially being towed and mistaken for a trespasser, we require you send us your vehicle information. If you’re renting a vehicle, you may send this information at a later time. However, please send your ID as soon as possible so there are no inconvenient delays in receiving access codes to the property. Sometimes it takes us a few hours to respond to Airbnb messages so please plan accordingly. Exterior security cameras are onsite to ensure guest safety and to verify the stated guest headcount. Guest tampering with or blocking these cameras will result in reservation cancellation without a refund, in accordance with Airbnb’s violation policy. Lastly, please be aware that this property is not set up to receive mail or packages, as there is no mailbox and the address is not registered with the post office. If you need to send or receive packages, please arrange for a PO Box through USPS or have items sent to a UPS customer access point. Thank you for your understanding. If you have any questions, please feel free to reach out. Other things to note There is no noise permitted after 10 PM. The hot tub cannot be used after this time, and unfortunately, the neighbors are very picky about this. This is a strict ordinance enforced by the City and carries a $1k fine. Please exercise caution as this is a residential neighborhood. No parties or additional visitors permitted without prior host approval. Violation of this rule is grounds for immediate cancellation of your booking without any refund and local authorities may be dispatched, which can and has been done by unhappy neighbors. Also, there is no street parking permitted at any time. Please note that the garage and driveway are shared basis, shared with other guests to stay at a different residence at the same property. Only one vehicle may use the garage, and if you have a second vehicle, you may have to pull out in order to allow the vehicle inside the garage to egress. There is a snow removal service that will show up once per day if there is more than 5" of snow. If they do not show up before 4pm, please contact the owner. During heavy snowfall, it is advised you travel with chains or a 4WD vehicle. Parking on the driveway, which has a very slight slope, is at your own risk. If you get stuck, it is your responsibility to get yourself out. Please note that we only provide several days worth of basic supplies (toiletries, paper supplies, etc). If you are an extended stay guest, renting for longer than several days, we do not replenish these personal items. Do not rent this property if you are seeking hotel-style regular housekeeping service. There is a barbecue grill, but not for guest use and it has no propane tank. There is currently a local ordinance banning any kind of barbecues because of the wildfire risk. Wi-Fi is provided, and the TV is Internet-enabled. However, there is no cable television subscription. If you have a streaming service such as Netflix or Hulu, you may log into the TV and watch your own streaming service. The house is heated by an old furnace. These systems are notoriously fragile, and they cannot handle it if you set the temperature point to above 80°. Please bring a sweater if you like interior temperatures to be balmy. It is extremely difficult to find qualified repair personnel in Southlake Tahoe. Guests will be held responsible for any damage caused to any appliances or heater from misuse or disregard for house rules. Also, like 90% of homes in Tahoe, we do not have air-conditioning, except for a small window unit upstairs. Usually, evening temperatures in the summer cool down considerably in the mountains, and you the home can be made comfortable just by opening a few windows and using portable fans which we provide. This residence is located in the woods of the Tahoe basin. During periods of inclement weather, especially snow storms or below-freezing temperatures, wildlife (such as bears, raccoons, bats, and mice) often seek shelter indoors. If you have a deep fear of any of these animals, we advise seeking a vacation in a different location. Host cannot be responsible for wildlife intrusion. The best way to avoid an intrusion situation is to dispose of all food trash regularly, and not leave food out on any counters or table tops. They are attracted by the smell of food and crumbs. Also, there is currently a family of squirrels living on the roof. You will hear their light footstep noises, but there is no way for them to enter the house as there is no access door. We are working with our extermination company to figure out a humane way to relocate this family. If the sound of wildlife on the roof is irksome or frightening to you, please do not book this rental. If you want to cancel after occupying this property because of animal noises, our regular cancellation policy will prevail so book accordingly. Please read all the fine print on the cancellation policy. Except for extenuating circumstances (as defined by Airbnb), my cancellation policy is strict. If you select the non-refundable option which provides for additional discounts, there is no refund at all except for extenuating circumstances. In these uncertain times with global warming, I highly suggest getting travel insurance. Traveling to the Sierra Mountains at any time of year has inherent risks and uncertainty, such as Covid, snow, air quality, fires, road conditions, personal health problems, or any other reason. As such, we expect our guests to mitigate these risks by purchasing trip insurance. We personally have been purchasing trip insurance through Insuremytrip - the cost seems to be around $40 per $1000 in coverage, but you are free to procure your own preferred vendor for trip insurance, including the trip cancellation coverage now provided by Airbnb. Our cancelation policy is clear, and we abide by those terms agreed to upon your booking. Doing this will ease both of our concerns and help you should you need to make changes to your plans for a variety of reasons. If an unexpected occurrence such as an accident or health emergency should arise, we refer all guests to their travel insurance policy for reimbursement. If you need to modify or alter, your reservation, the same cancellation policy applies, so please confirm your dates work before booking. Absolutely no changes are permitted within 30 days of your reservation. We are not a “business” like a hotel, and unfortunately, we cannot afford to incur any lost revenues due to unexpected cancellations. No mail or packages may be delivered to this property as most residences are not set up for US mail delivery in this region. If you are a guest staying more than 60 days, we advise renting a post office box or having packaged delivered to UPS or Amazon lockers at Whole Foods. If guests tamper with, disconnect, block, or unplug any equipment, including TV, wifi, modem, thermostat, exterior security cameras, locked closets, or cabinets which explicitly state “owner use only”, guests will be charged $500, trip canceled with no refunds, and will be asked to leave the property for violating Airbnb community standards of respecting the host’s space. Due to prior experiences, we generally do not accept reservations from guests without previous Airbnb host reviews. However, in certain cases we may make an exception for first-time Airbnb users. If this applies to you, please note that staying at this residence is quite different from a traditional hotel experience. We do not provide hotel-style services or round-the-clock concierge assistance, as we often retire early or may be traveling in different time zones. We kindly ask that you carefully review the listing and do your own research on the area before booking prior to your stay. Many basic questions are already answered on our listing details. While a cleaning and laundry fee is included, guests are expected to handle some basic upkeep, such as washing used dishes and disposing of trash.
