With cooler evenings settling over Central Florida this time of year, the heated pool and hot tub turn into the gathering spot of choice - warm water under autumn skies, with the screened patio keeping things comfortable whether you’re in for a swim or just watching from a lounge chair. Sleeping arrangements The home sleeps up to 10 guests across four themed bedrooms. A Harry Potter-inspired room offers a full bed and a twin bed, while a Star Wars room is outfitted with two twin beds. Two additional bedrooms each feature a king bed, along with a ceiling fan and smart TV. A queen memory foam pullout sofa in the living area adds flexible extra sleeping space for larger groups. The primary bedroom offers a king bed, ceiling fan, and smart TV, along with direct access to the screened patio and pool area through sliding glass doors. Its ensuite bathroom includes a bidet and a jetted soaking tub, a quiet spot to unwind after a day out. Kitchen & dining The kitchen is fully equipped for cooking in, with granite countertops, a Whirlpool stainless steel gas stove, stainless steel oven, GE refrigerator, dishwasher, and the full run of cookware and dishware. Coffee lovers have both a Keurig and a drip coffee maker on hand, plus a hot water kettle, toaster, blender, and wine glasses. A dining table seats the group indoors, or carry plates out to the shaded patio dining area for a meal in the open air. Breakfast is provided. Living space & entertainment The air-conditioned game room brings everyone together with a pool table, ping pong table, air hockey, and arcade games, plus life-size games and exercise equipment. In the main living area, a 55-inch HDTV streams Netflix, Disney+, Hulu, HBO Max, Amazon Prime Video, Apple TV, Fire TV, Roku, and standard cable. Board games and children’s books and toys spanning every age group round out the entertainment, alongside a dedicated children’s playroom. Outdoor space Out back, a private, screened 16x32 ft pool is heated and available year-round, open 24 hours, with outdoor furniture and a shaded dining table set up alongside it. The hot tub is also available year-round and open 24 hours, with heating included for the hot tub itself (pool heat is a separate add-on, not included in the reservation). A private backyard and patio give the group room to spread out, and an outdoor playground is on hand for the kids. Work & connectivity A dedicated workspace sits in its own room with a door, paired with fast Wi-Fi (259 Mbps) and an ethernet connection for anyone needing to stay connected. Family-friendly extras Families traveling with little ones will find a crib, a pack ‘n play, a standalone high chair, and children’s dinnerware already in place, along with babysitter recommendations on request. Pet-friendly This home is pet-friendly, with house guidelines provided for furry companions joining the trip. Location Set in a gated community in the Orlando area, the home puts Walt Disney World, Universal Studios, Margaritaville, and local wineries all within easy reach, along with Orlando International Airport. The community itself adds resort-style perks - tennis courts, a splash pad, volleyball and basketball courts, a clubhouse, and a playground - plus free access to nearby resort facilities. Guest access Available through keyless smart locks entry. Our pool villa is secured with top of the line alarm systems. There are 2 exterior cameras....one in the front of the property facing the driveway and one in the back for security reasons. None of our cameras faces the inside of the house. All smart TVs in all bedrooms and Living room. Minutes away from the new Margaritaville, That offers loads of restaurants and dine in movie theatre as well as a state of the art Water Park and weekends activities such as car shows, flea markets, artisan markets, and free concerts with renowned artists. Also close to 2 wineries and only 30 minutes to Orlando International Airports. Below are a few important notes and optional services to help you make the most of your vacation: ****We offer Daycation for a 10am check in and 6pm check out the same day....just book the nightly rate and check in at 10am ...please let us know this ahead of time so we can check availability*** 🔥 Hot Tub & Pool Heating - The hot tub is included in your nightly rate. - Pool heat is not included. - Add it for $44 per night or $440 per month (based on the length of your stay). - Pool heat must be booked for the full duration of your stay. 💼 Optional Services (Subject to Availability) To enhance your experience, we offer the following add-on services. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home. - Fully equipped kitchen includes an air fryer and XL smokeless indoor electric grill (check YouTube for recipe inspiration!) - Charcoal grill is provided complimentary - Propane gas grill available for rent – must be cleaned after each use - Improper use or failure to clean will result in a cleaning fee - Never use charcoal in the propane grill - Guests use propane grill at their own risk - If you're unfamiliar with propane grills, we recommend using the charcoal grill instead Guest Count & Additional Fees: Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests. 🚭 Smoking Policy - No smoking of any kind inside the villa (includes e-cigarettes/vapes) - Smoking is allowed outside only, with all exterior doors closed 🧼 Cleanliness & Housekeeping - A starter kit of essentials is provided at check-in: - Shampoo, conditioner, body wash, lotion, soap - Coffee, garbage bags, and more 🌐 Wi-Fi & Connectivity - Complimentary Wi-Fi is included - Occasional outages may occur during bad weather or due to service provider issues (rare and out of our control) 🔐 Security & Safety - Exterior security cameras are located at the front and back of the home - Cameras record activity for guest and property safety - No indoor cameras are present - Tampering with cameras will result in early termination of the stay with no refund 🏊 Pool Area Notes - Pool is cleaned weekly, but debris may occasionally appear (especially after wind) - A pool skimmer is provided for guest use - To conserve energy, the AC will shut off if exterior or garage/game room doors are left open for more than 5 minutes 🚫 Locked Storage - A locked cabinet in the garage is for owner use only - Guests have access to ample closet space throughout the home 🐾 Pet & Service Animal Policies Pets: - Dogs or cats under 50 lbs may be allowed with homeowner approval - Limit: 2 pets per household - $200 deposit + $39/day per pet - Must submit vaccination records - Pets are not allowed on furniture or beds unless you provide protective coverings - Must be crated when unattended - Fees apply for damage or excessive shedding Service Dogs (ADA-Compliant Only) - No fee or increased deposit - Guest must confirm: - Is the dog a service animal required due to a disability? - What task or work has it been trained to perform? - Will it be left alone in the home at any time? Under ADA: - Service dogs must remain under control at all times - They must be leashed, harnessed, or voice-controlled - Misrepresentation of a service dog is taken seriously and may result in eviction without refund and may be reported to authorities Emotional Support Animals (ESA) are not considered service animals under Airbnb or airline policies.
