As is common in these areas, noise from construction, municipal services, beachgoers, vehicle and air traffic, adjacent homes, and nearby commercial or residential spaces may occur. Noise outside of our control will not constitute a refund or rental cancellation. AIR CONDITIONING Because our property is located so close to the beach, air conditioning is typically not necessary thanks to the natural ocean breeze, especially when doors and windows are opened. However, our duplex is equipped with air conditioning for guests who prefer additional cooling during the warmer summer months. Please note: The air conditioning temperature is restricted and cannot be set below 73°F. In the unlikely event that the central A/C experiences an issue during your stay, ceiling fans are installed throughout the home along with portable fans if additional cooling is needed while the A/C is being serviced. But this will not constitute a refund or rental cancellation. SPA/HOT TUB The spa will be available starting November 2026. If SPA is available during your stay, it will also get service 2x a week. That means the spa service technician may have to enter the house to service it during your stay. In the unlikely event that the spa is not operational during your reserved spa-use period, we will make every reasonable effort to resolve the issue as quickly as possible. If we are unable to restore the spa for your use, the applicable spa fee will be fully refunded. Please note that spa availability is an optional amenity and is separate from the lodging accommodation. Therefore, an interruption or inability to use the spa does not qualify for a lodging refund or cancellation of the reservation WINDY MONTHS Santa Ana winds are most common from September through April. During this period, rooftop umbrellas must remain closed to prevent them from tipping over and causing injury or damage to the surrounding property.
