About Tiny House * Brand-new tiny house * Lofted queen bed * Loft accessed by ladder * Electricity * Heat and air conditioning * Fans for additional air circulation * Hot water * Bathroom * Kitchenette with stovetop burner * Mini refrigerator * Cooking essentials, pots and pans * Dishes and silverware * Coffee and tea * Wi-Fi is now available; access details are provided with check-in information * Fire pit * Lake views * Large natural property surrounded by woods and wildlife Tiny House is intentionally compact. The experience is part of the charm, but sleeping in a tiny house is not for everyone. We encourage you to look carefully at the photos and reach out with any questions before booking if you're unsure whether the space is right for you. - Water Usage Because Tiny House has a small septic system, thoughtful water use is essential. **Spring through Fall** The property's water system is available seasonally. Please conserve water throughout your stay. Quick showers and considerate use of sinks and toilet flushing help keep the system working properly. -Winter The property's water system is shut down during the winter. We provide an initial supply of water in jugs for seasonal use, including cooking and toilet needs, and recommend that guests bring additional gallons of water for their stay. The home does have heat, shelter, electricity, and indoor cooking during winter, but the normal plumbing water supply is not available for showering or regular cooking/toilet use in the same way it is during the warmer months. Please plan accordingly. -The Property & Other Guests Tiny House sits on a large property with another house and additional accommodations. Tiny faces toward the lake rather than toward the other house, giving you your own peaceful outlook. There is plenty of room to enjoy the property, but because this is a shared property, you may occasionally see another guest, person, or vehicle. Please be mindful of noise, especially at night, as there are other guests staying on the property. We want everyone to enjoy the land, relax, and have a memorable stay. **No outside guests are permitted on the property.** Everyone staying on the property must be included on the Airbnb reservation. If you need an exception, please contact your host before check-in. -Pets We love welcoming pet travelers! A maximum of **1 pet** is permitted. Larger pets are welcome, but please do your best to keep your pet calm and comfortable inside Tiny House. Pets can enjoy the grounds with you, but the property is **not fenced**, and the lake becomes deep. Please include your pet on the reservation and contact your host in advance regarding the pet. A pet cleaning fee applies. -Enjoy the Lake The small natural lake is one of the special parts of the Tiny House experience. Frogs, turtles, beavers, birds, and other wildlife make the water and surrounding landscape feel wonderfully alive. Guests are welcome to enjoy the lake, including swimming. The lake is better suited for a refreshing dip on a warm day than swimming laps. The natural lake bottom includes vegetation, marshy areas, moss-covered rocks, and small pieces of tree debris, so water shoes may be helpful when entering or exiting the water. **Swimming is at your own risk.** Please use appropriate caution around the water, especially because the lake becomes deep. -Nature & Wildlife This is a stay in **raw, beautiful Catskills nature**, and that's part of what makes Tiny House special. You may see deer, birds, frogs, turtles, beavers, and other wildlife around the property. You may also encounter flies, moths, mosquitoes, and other insects, particularly when doors are opened. Ticks are common throughout New York State, so guests should check themselves and their pets after spending time outdoors, hiking, or walking through fields. Black bear sightings are possible in the area, particularly when food is left outside. We have not had an instance of bears interacting with guests, but we encourage guests to keep food and trash secured and never approach wildlife. Please do not leave trash outside. If you use the fire pit for cooking or relaxing, clean up the area before heading inside for the night. -Heat & Air Conditioning Tiny House is naturally influenced by the cool breeze from the water, but we also provide **heat and air conditioning** for added comfort throughout the year. Fans are also available to help circulate the air. -Cell Service & Wi-Fi Cell service can be spotty at this location, making Tiny House a wonderful opportunity to slow down and disconnect from the usual pace of life. -Wi-Fi is now available on the property**, and access details will be provided with your check-in information. -Your Stay, Your Way If your preferred dates appear unavailable or don't meet the minimum-stay requirement, **send us a message anyway**. There may occasionally be flexibility that allows us to accommodate your stay even when the calendar doesn't appear to allow it. Other things to note Indoor + Outdoor Living — Our Kind of Glamping 🥰 Tiny House is surrounded by trees, water, and the sounds of nature. Here, indoor and outdoor living come together—you can cozy up inside, step outside to enjoy the lake and woods, watch wildlife wander by, or gather around the fire as the day winds down. If you love being outside, embracing nature, and experiencing a little more adventure than a traditional vacation rental, this is the place for you. You may see wild ducks, deer, birds, and other wildlife around the property. Flies and mosquitoes are also a natural part of staying in the woods and near the water. This is a genuine Catskills nature experience, so guests should be comfortable sharing the environment with the local wildlife and insects. Tiny Water Heater Tiny House has a small water heater, so hot water should be used thoughtfully—especially when two guests are showering, doing dishes, or using hot water around the same time. We recommend spacing out showers and other high hot-water use so the supply has time to recover. If the hot water runs out, it can take approximately one hour to fully reheat. Winter Water & Plumbing Because Tiny House is located in a wooded, rural setting, the property's plumbing water system is shut down during the winter. Don't worry—Tiny House still has heat, electricity, indoor cooking, and shelter so you can enjoy a cozy winter glamping experience. During winter: * The toilet remains usable with water from the provided jugs. * We provide an initial supply of water for your stay. * Guests should bring additional drinking/cooking water for their visit. * The normal plumbing water supply is not available during the winter. Please read the seasonal information carefully before booking so you know exactly what to expect. Cooking & Outdoor Living Tiny House offers several ways to enjoy your stay: * Indoor stovetop for cooking * Outdoor propane BBQ * Outdoor fire pit * Lake and wooded surroundings * Outdoor space for relaxing and enjoying nature The fire pit is a wonderful way to wind down after a day outside, but please clean up the area after use and never leave a fire unattended. A True Nature Experience This property isn't designed to keep nature at a distance—nature is part of the experience. You may hear birds in the morning, see wildlife moving through the property, and encounter insects around the home. If you're looking for a traditional hotel-style stay with completely controlled surroundings, this may not be the right fit. But if you're looking for a cozy little place where you can slow down, breathe fresh air, spend time outside, and experience the Catskills up close, Tiny House was made for exactly that. Please read all listing details before reserving, and don't hesitate to reach out to your host with questions. We're happy to help you decide if Tiny House is the right getaway for you.
