A beautiful gem of a home in a gated community! This is a cosy 3 bedroom privately owned vacation villa with a pool table in the games room and a private swimming pool with a south-facing woodland view. There are a wide range of dining options sit just a few minutes away at ChampionsGate Village. Some of Orlando’s most famous theme parks, including Disney World, SeaWorld and Discovery Cove are just 15-20 minutes away from here, with Universal Resorts about 20-25 minutes’ drive from here. The space Living Accommodation: This comfortable villa is perfect for families that want to escape the hustle and bustle of their day-to-day lives. The family lounge area, with doors leading to the south-facing pool deck, has a modern corner sofa seating the whole family so you can either curl up and watch TV or sit next to each other chatting about the fun day you’ve just had at the parks. The kitchen, equipped with all the appliances and gadgets you might need to cook a tasty meal has a breakfast bar and is close to a family dining table that overlooks the pool deck. Bedrooms: The Main bedroom has a Queen-size bed and en-suite bathroom with a door to the pool deck, perfect for early morning swimmers. Bedroom 2 at the front of the villa has two beds, one is a Queen-size bed and the other is a Single bed, it also has an en-suite bathroom. Next to this is Bedroom 3 which has Twin beds and is decorated in a style that would suit all guests. All bedrooms have their televisions so there is no need for anybody to compromise about which programme to watch as they settle down after a busy day in Florida. Entertainment: The brightly painted games room has been equipped with a pool table and is all ready for the family championships to begin as soon as you arrive! Outdoor Living: The south-facing deck area has great privacy, including conservation views to the rear, an undercover dining area so that you can truly enjoy the Floridian weather and a large pool for kids to splash around in. The en-suite bathroom of the Main bedroom can be accessed directly from the pool deck, saving the trouble of running through the house with wet feet when nature calls! Pool Safety: This property has a Pool Safety Fence. Other things to note We like to be 100% transparent with our guests, so you know what you are booking. Please read the below information prior to booking so you know if this home is a good fit for you. By placing a booking in this home, you are confirming that you agree to the house rules, and that you are aware of all the information stated below. You will be asked to confirm this on your booking confirmation message. PARKING: Parking is available for 2 cars on the driveway. The community also allows on street parking. Please be aware that there are parking rules on the community which you must follow. There is active towing on this community for vehicles that are not parked correctly. BBQ: Please be aware that BBQ is listed as an amenity. These are not kept on the property and are available for hire at an additional cost which includes delivery, propane, and collection. Please let us know 48 hours prior to your arrival at the latest if you would like to arrange a BBQ. THIS PROPERTY IS SELF CATERING: Upon arrival, there will be 2 x rolls of TP in each bathroom, a trash bag in each kitchen trash can, 2 x additional trash bags, 2 x laundry pods, 2 x dishwasher tabs, dish soap, and paper towels in the kitchen. These are provided to help you keep and leave the home in good condition. There will also be a hand soap in each bathroom provided for your use. Any further items beyond this will need to be purchased by guests as per their individual needs. POOL HEAT: * Pool heat - this can be added, and the cost is $40 per night. The pool can take upto 24 hours to heat up, and there is a 4 day minimum required for pool heat. Please let us know 48 hours prior to your arrival at the latest if you would like it switched on. *POOL HEAT DISCLAIMER* The majority of the pool heaters in Central Florida are electric heaters, and warm the water by taking heat from the air temperature. In the cooler months, the water may not heat to your expectations if air temperatures are low. We are not able to influence air temperature in any way, and as such we can't guarantee that the pools will reach their target temperatures in the cooler months. Please bear this in mind when making your decision to add pool heat. No refunds will be given for pools that are "not hot enough" during the cooler months. The electric pool heaters are still running for 12 hours a day to heat the pool, even by a few degrees. STANDARD MAINTENANCE This home is professionally managed. As part of this there is a pool cleaning service, and also routine landscaping that needs to take place. These are both completed weekly, by our licenced and insured contractors. Please be aware that these may be undertaken during your stay. The community HOA may also carry out landscaping duties. TRASH This home is in a residential community which has weekly county trash collections. It is your responsibility to roll the trash cans to the curb so they are emptied during your stay. This reduces potential issues with wild animals accessing the trash, and also ensures that each guest can continue to use the trash cans in an ongoing manner. The local HOA can levy fines for trash cans that are not emptied and are causing hygiene/ wildlife issues on the community. If you are not comfortable doing this, please do not book this home. LEAVING THE HOME Please leave the home (including the laundry and kitchen area) in a respectable condition. We do not require you to do any cleaning before you leave, but please treat the home with respect. We provide 2 x laundry tabs, 2 x dishwasher tabs, and 2 x trash bags in the home to help you leave it in good condition. Please place any used plates, cups, silverware etc in the dishwasher. Please gather used towels and place these in the washing machine. If you are able to, please start both machines as you leave the home. Please bag all trash and place it into the outdoor trash cans as you leave the home. If you are not comfortable with this, please do not book this home.
