One of Folly's Best! Sand and Surf is a 3BR, 3BA condo located across the street from the beach. It has a well-equipped kitchen and airy living room with balcony access. This condo has a spacious layout and can accommodate up to 8 guests. The master bedroom has a Queen bed with a Smart TV and an en-suite bathroom with a Jacuzzi tub. The second bedroom has a double bed, a Smart TV, and an en-suite bathroom as well. The third bedroom has 2 twin bunk beds. Pets are not allowed. Built for effortless family vacations and beach getaways with friends, this 3-bedroom, 3-bath condo comfortably accommodates up to 8 guests. ~The Location~ -The public beach access is located directly across the street! Stroll over and be on the warm sand in just a few minutes. After a long day splashing in the waves and building sandcastles, take advantage of the outdoor showers under the pier to rinse off. -Easily walk only one block to find the local shops, casual cafes, and seafood restaurants—no need to move your car once you arrive. We provide 2 parking passes for the complex. -Head to the Folly Beach Pier to catch the ocean breeze or take a relaxing evening stroll. -Make the most of your visit by taking a 25-minute drive to explore Historic Charleston for the day. We recommend Waterfront Park, The Market, and Rainbow Row. ~The Living Area~ Sand N Surf has a well-equipped kitchen and spacious living room with an attached private balcony. The kitchen is complete with all the basic appliances and a drip coffee maker. Please remember to bring your ground coffee to feel at home with your favorite brew. The dining area and living room are just beyond the kitchen so everyone can gather together. The living room has a Roku smart TV so you can use the streaming services with your personal accounts to watch your favorite shows. Sit outside on the balcony to catch the sunrise or unwind in the evening after a day at the beach! ~Bedrooms~ -The master bedroom has a Queen bed with a Smart TV and an en-suite bathroom with a Jacuzzi tub. -The second bedroom is furnished with a double bed, Smart TV, and an en-suite bathroom. -The third bedroom has 2 twin bunk beds to comfortably sleep 4 guests. There is an attached bathroom that is also accessible from the hallway. ~Home Details~ To make longer stays a breeze, there is an in-unit washer and dryer. They are located behind the accordion doors in the hallway. As an added bonus, there is a pool on site (open April-October)! To help ensure an enjoyable stay for you, your neighbors, and our homeowners, please review our property guidelines and stay details below. ~Booking, Payment & Guest Verification~ 48-Hour Grace Period: You have 48 hours from the time of booking to cancel your reservation with zero penalty. Payment Schedule: All balances must be paid in full at least 30 days prior to your arrival date. Guest Registration: Please provide the full names and ages of everyone in your party (including yourself). Any guest over the age of 1 counts toward total occupancy. Age Requirement: All guests must be at least 25 years old at check-in or accompanied by an approved parent or guardian. The primary guest must be at least 25 years old. Government-issued IDs may be requested. Travel Insurance: We offer travel insurance through Red Sky Travel Insurance. Contact our office for any questions. ~Cancellations & Severe Weather~ Standard Cancellation Policy: -60+ days before arrival: Eligible for a 100% full refund. -Within 60 days of arrival: Non-refundable. Note: Reservation changes (such as date shifts or switching properties) requested within 60 days of arrival qualify as cancellations, and standard cancellation terms apply. Hurricane & Mandatory Evacuation Policy: If the governor orders a mandatory evacuation of the island, refunds (minus a 7% cancellation fee) will be prorated strictly for the nights covered by the order. ~House Rules & Community Guidelines~ Occupancy & Gatherings: Strictly no parties. Gatherings above the advertised home occupancy limit are strictly prohibited. Pet Policy: Sand N Surf is strictly non-pet-friendly. Bringing any pet into a non-pet-friendly property—or bringing an undeclared pet into a pet-friendly home—will result in immediate termination of your stay with no refund. Smoke-Free Home: All properties are strictly non-smoking, which includes vaping, e-cigarettes, and any other inhaled substances. Smoking inside the property is prohibited (including decks and balconies). Quiet Hours: Folly Beach is a close-knit residential community. Quiet hours are observed daily from 10:00 PM to 8:00 AM. Grilling: Grilling is strictly prohibited within any condo complex. Surrounding Sounds & Activities: Folly Beach is a vibrant, growing coastal community. Guests may hear typical area sounds such as local businesses, neighbors, street activity, traffic, construction noise, utility work, or road closures/detours. We always aim to notify guests of disruptions when known, though advance notice is not always provided to us. ~Arrival & Departure~ Seamless Keyless Check-in (Starts at 4:00 PM): Sand N Surf features a convenient Wi-Fi smart lock. There are no physical keys to pick up and no need to stop by an office—head straight to the condo and start relaxing! Early Check-in Option: Want to arrive earlier? We offer Expedited Cleaning for an additional fee. Contact our office ahead of time, and we will do our best to accommodate. Check-out Time (10:00 AM): If you would like to request a late check-out, please contact our office the day prior to departure so we can coordinate with our housekeeping team and avoid interrupting your morning. Simple Departure Checklist: We keep checkout quick and easy: -Start the dishwasher. -Remove all personal food and take out all trash. -Close and securely lock all windows and exterior doors. -Leave all keys, pool fobs, and parking passes inside the condo where you found them. -No need to strip beds or wash linens—our cleaning team takes care of all laundry! ~What’s Provided & What to Bring~ Linens & Towels: We provide 1 high-quality sheet set per bed, 1 towel set (bath towel, hand towel, washcloth) per guest up to max occupancy, and 1 kitchen dishcloth. Please help us keep them in top shape by avoiding stains from makeup, self-tanner, or dirt. An in-unit washer and dryer is available behind the hallway accordion doors, complete with a starter supply of laundry pods. Amenity Starter Kit: The home includes a starter supply of: 1 kitchen trash bag, 1 roll of paper towels, dishwashing powder, liquid dish soap, a fresh kitchen sponge, bathroom soap, and toilet paper. Depending on the size of your group and length of stay, you may need additional supplies. Bert’s Market is our favorite nearby island shop, and full grocery runs can be made at Harris Teeter or Walmart on the mainland. What to Pack: -Beach gear and beach towels are not provided—please be sure to bring your own! -Don't forget your favorite ground coffee for the drip coffee maker. ~Damage Coverage & Home Care~ Accidental Damage Waiver: Every booking includes an accidental damage waiver covering up to $1,500 of unintentional damage, provided it is reported to our office prior to checkout. Guest Responsibility: Intentional damage, damage from hanging decorations on the walls, and pet damage are not covered under the waiver and remain the financial responsibility of the guest. Furnishings & Electronics: Each home is decorated to the homeowner's personal tastes and outfitted with essentials (TV, cookware, flatware, microwave, toaster, blender, drip coffee maker, bedspreads, and pillows). If any item is not functioning properly during your stay, contact our office immediately so we can assist you. ~Amenities, Access & Parking~ Community Pool: The on-site pool is a great way to cool off after the beach! It is open seasonally from April through October. Please review and follow all safety signs posted in the pool area. Elevators: The building offers an elevator; please note that we cannot guarantee elevator availability or operational uptime. Sand N Surf Parking: Park only in designated spaces and display your parking pass at all times. Passes are located inside the condo upon arrival and must be left inside the unit at departure. If the parking passes are unable to be returned, there is a fee of $50. Folly Beach Island Parking: Street parking is free throughout Folly Beach, but city regulations require: -Your vehicle must always face the flow of traffic. -All four tires must be completely off the road pavement. -Never block private driveways. Maintenance & Property Access: -Routine service technicians or management may occasionally need access during your stay with at least 24 hours advance notice. -Monthly pest control is mandatory per building guidelines and cannot be rescheduled; refusing entry will result in a rescheduling fee. -In rare emergency circumstances, immediate access without prior notice may be required.
