Living space The open floor plan lets everyone stay connected, with the kitchen flowing straight into the living and dining areas. The living room centers on a large sectional sofa (which can double as extra sleeping space), a smart TV, and a ceiling fan to keep things comfortable. For late-afternoon downtime, step out to the private patio or backyard, settle into the outdoor furniture, or gather at the outdoor dining area for a meal under the Florida sky. Sleeping arrangements Four bedrooms sleep up to 8 guests across 7 beds: Master Suite - king bed, walk-in closet, and an ensuite bathroom with an oversized shower, plus direct access to the pool area Bedroom 2 - queen bed, dual entries, TV, and ceiling fan Bedroom 3 - twin beds, Toy Story-themed decor, Smart TV, and ceiling fan Bedroom 4 - bunk bed, Star Wars-themed decor, and ceiling fan The kids won’t want to leave their themed rooms, and with room-darkening shades, extra pillows and blankets, and a crib and Pack ‘n Play on hand, the littlest guests are covered too. Kitchen & dining Stainless steel appliances and granite countertops outfit a kitchen ready for real family cooking, stocked with cookware, dishes, and all the basics - right down to a bread maker and coffee maker. Two four-seat dining tables mean everyone has a seat for breakfast or game night, and the outdoor BBQ grill is ready for a poolside cookout. Bathroom Two bathrooms are stocked with hair dryer, shampoo, conditioner, body soap, shower gel, and hot water - everything you need after a day at the parks or in the pool. Pool & spa Unwind in your own private outdoor pool and spa, open 24 hours and available all year. Both can be heated for an added fee - ask about heating ahead of your stay. The pool is cleaned weekly with a skimmer on hand for guest use, and extra cleanings can be arranged on request for an added fee. Sun loungers line the patio for easy lounging between swims. Entertainment Game nights have options: a pool table, ping pong table, arcade games, and life-size games keep things lively, while exercise equipment (elliptical, free weights, stationary bike, and treadmill) covers the active days. A 55-inch HDTV with Netflix, Disney+, Hulu, HBO Max, and more rounds out movie nights in. For the kids A children’s playroom and outdoor playground give younger guests their own space to play, backed up by children’s books, toys, and board games. A standalone high chair and children’s dinnerware are always on hand, and babysitter recommendations are available if you want a night to yourselves. Comfort & connectivity Central air conditioning and heating, ceiling fans throughout, and Wifi (170 Mbps, with occasional outages possible due to weather or provider issues) keep the home comfortable in every season. A dedicated workspace in its own room is available for anyone who needs to log on. To help conserve energy, the AC automatically shuts off when an exterior door is left open for more than 5 minutes - simply keep doors closed to maintain cooling. Location Tucked in the Orlando area, this home puts you close to the theme parks while giving you a private, resort-style escape from the crowds. Guests also enjoy free resort access, with a shared gym, clubhouse, tennis and volleyball courts nearby. Lake access is available via a path or dock, and a laundromat is nearby for longer stays. Pool and spa heat is not included in the nightly rates. There is an additional fee of $55 per night to heat the pool and spa. Or $550 per month for longer stays. If you decide to pay for pool/spa heat it must be for the entire stay. You also have the option of paying for spa heat only...This fee is $30 per night. This must also be paid for the entire stay. Our stove in this vacation homes comes with a built in Air Fryer NON- SMOKING VILLA - There should be no smell of smoke or evidence of smoke is in the villa upon check out including E-cigaretts. Absolutely no smoking allowed in this pool villa. Smoking can be done anywhere outside as long as all exterior doors are close We provide a starter kit of toiletries to help you get your vacation to a great start. Our starter kit includes garbage bag, shampoo, conditioner, body wash, lotion, soap, coffee, keurig pods, etc. We have a complimentary propane gas grill. Planning a special gathering during your stay? Our clubhouse is available to host small private events such as bridal showers, baby showers, family reunions, birthday celebrations, and more. To reserve the clubhouse, please let us know before booking your stay so we can confirm availability. Event reservations are offered in 2- to 4-hour time slots between 10:00 AM and 7:00 PM. Advance reservation and approval are required, and guests are expected to follow all clubhouse rules and clean up after using the facility. Guest Count & Additional Fees: Please note that additional fees will apply for groups with more than 8 people. The total guest count includes all individuals aged 18 and older who are present at the property, regardless of whether they are staying overnight or not. The fee is $39 per day per guest once the guest count goes over 8 guests. During your stay We provide a BBQ grill for your convenience at no charge. We ask that you purchase your propane tank refill. If you are using the grill please be sure to fill the tank. If the tank is full when you arrive please refill after using. Propane tank refills are available at Lowes or Walmart which is a 5 to 10 minutes drive from the home. We ask that you clean the barbecue grill after each use. An additional cleaning fee of $50 will be charged if the grill is returned to us uncleaned. Charcoals should NOT be used on the gas propane grill. Please follow all guidelines in using a propane gas grill. Homeowner does not take any responsibility if the propane gas grill is used incorrectly. Each guest will use the grill at their own risk. We recommend that you do not use the propane gas grill if you have no experience in using one. There is a locked owner's cabinet located in the game room . This is used to store owner's items. Guests as no access to this cabinet. There is however lots of closets and storage in the home We have installed exterior Ring Door Bell cameras for the safety of both guest and property. This cameras are actively recording. None of our cameras are facing in the interior of the home in any way. Ring door bell is at the front door. Any tampering with cameras, including, but not limited to covering and otherwise disabling of these cameras are grounds for early termination of reservation with no refunds whatsoever. Pets Restrictions We allow pets up to 50 pounds either dog or cat, subject to the home owners approval. We will need vaccine status and you will need to read and accept our pet policies.. Pets are not allowed in the beds or on couches or chairs unless you bring your own blankets and sheets to spread over these items before the pet goes on them. There is pet deposit of $200 plus $39 per day per pet. Limit 2 pets per household. Pets should not be left alone in the home unless in a crate. Fees may apply if there is excessive shedding or anything chewed or destroyed by your pet. It is our pleasure to accept your group and your service dog. Please let us know the following before checking in if you are travelling with a Service Dog legally allowed by the ADA . 1. Is the dog a service animal required because of a disability? 2. What work or task had the dog being trained to perform and will the dog be left in the home by itself at anytime during your stay? We do not charge extra for a service dog, nor do we increase the security deposit. Guest remains liable for all and any damages caused by people or dog . Under the ADA , service animals must be harnessed, leashed or tethered, unless these devices interfere with the service animal's work or individual's disability prevents using these devices. In that case, the individual must maintain control of the animal through voice, signal or other effective controls. The animal must be under control of the handler at all times therefore never left alone in the hom
