The space Welcome to my beautifully decorated retreat featuring an open and spacious floor plan, cozy living areas that invites relaxation. This is a very spacious home with two large living spaces. The home comprises 4 bedrooms, two bathrooms, a large formal living and dining area and a separate large cozy family room. Sleeps up to 8 adults / kids. Bedrooms contain 4 comfortable Queen size beds. (Note- If additional sleeping arrangements is required for extra 2- a Queen Pull out Sofa bed and 2 single rollout beds (for kids) is available to be set up. An extra one-time charge of $25 per bed will be required for cleaners to set up beds ready for use including use of extra linen and pillows.) Five Smart TVs in the house (living room+ All bedrooms.). Beautiful, landscaped garden with an in-ground pool, covered outdoor patio with heaters for outdoor dining with a BBQ. There is plenty of space for everyone! Guest access The entire house is accessible to guests. ***CHECK-IN & CHECK OUT*** - Guest will be contacted prior to time of check in (via Airbnb APP) to provide door code and check in information. - The front door is fitted with a Smart Lock. The access code will be provided on the day for self- check in. - Check in is at 3PM or later. Check-out:- Check out time is 11AM. The cleaners need time to clean and get the house ready for the next guests checking-in. -Please note any delayed check out will be charged for waiting time that cleaners are kept waiting. - Parking-is on Street. Plenty of street parking is available in front of the house. Garage is NOT available as part of the rental as Hosts use the garage and will have 24x7 access to garage from the street /outside at all times and will enter from the outside. No entry into the house is required and access will be through outside garage door. Connecting door to garage is locked permanently. PLEASE LEAVE GARAGE DRIVEWAY CLEAR AT ALL TIMES. - Please Park on Shaw drive in front of the house. Plenty of Street parking is available in front of house on Shaw Drive. We will call Airbnb to force evacuating the party groups based on Airbnb's policy. $500 fines will be charged for violating the rule. 2.【QUIET HOURS 10PM-8AM】 We try really hard to be clear about our expectations of our guests as well as what you can expect from our home, and we believe most of our guests understand that and are awesome! But we did have enough trouble incidents that we have felt the need to outline in detail the guidelines we expect guests to follow, first and foremost being the quiet hours between 10pm and 8am which is really for the sake of our neighbor's sanity. Really our goal is to provide the most a comfortable and clean well-kept rental home, as well as an awesome Bay Area experience. 3.【NO SMOKING】 If any signs or smell of smoking are detected inside the house, the guests agree to pay a $500 violation fee. A deep cleaning will need to be arranged to remove the smell. 4.【NO ANIMALS】 Unfortunately, this property is animal-free, NOT animal friendly because the homeowner is highly allergic to animal danders/hairs. Please DON'T book if you plan to bring an animal with you. Also note if an unauthorized animal is found in the vacation home, we will ask that it be removed immediately and a non-refundable fee of $500 (sometimes up to $1,000) will be charged. 5. 【NO SHOES】 We appreciate that you are helping to take care of the cleanliness of our house! Please kindly remove your shoes when you enter the house. 6.【Self Catering】 This is a self-catering home. We will provide an initial starter supply such as toilet paper, kitchen towels, detergents etc. Extra supplies will need to be purchased from the store at your cost. BBQ is provided for your use. Please exchange /refill gas cylinders as needed at local service station or local Home Depot store as needed. 7.【Early check-in】 We’ll be happy to accommodate early check-in requests (BETWEEN 1-2pm) but there is an early check-in fee of $100. Availability is based on whether there are guests checking out on the same day as your arrival, so we can ONLY approve on a case-by-case basis once confirming with our cleaners that the home will be ready. Please check with us 1 day prior to your check-in date. 8.【NO late check-out】 Unfortunately, we can't accommodate late-check out, since we usually have same day check-in and we need to give our cleaning crew enough time to tidy up the house for the next guests. 9.【Dispose trash in the right bins】 Please sort out garbage and recycles and dispose those into appropriate cans outside. 10. 【Lost & Found】 Please take all of your personal belongings before you check out. If you forget something at the house and would like us to ship it back to you, we will charge $100 handling fee + the shipping fee (receipt will be provided). 11. 【EXTRA BEDDING NEEDS】 If extra sleeping arrangements are required the unit contains a Queen-sized sofa pull out bed in living room and two pull out beds- one suitable for adults and other suitable for kids. There will be an additional guest fee for guests over 8 of $40/night for adults. Please contact host prior to arrival to confirm extra bedding requirements and if beds are to be pre- made. There will be a $25 set up and linen fees per extra bed per stay for cleaners to set up and take down extra bed per stay. 12. 【SECURITY CAMERAS】 there are 4 EXTERIOR security cameras located around the house. The cameras are located: 1. Front Door Entry / Door Step 2. Front Garden facing road; 3. Side entrance / driveway: 4 . Back garden/ patio area. Please note guest privacy is assured at all times. Video footage is only accessed should there be a security incident or gross violation of house rules and/ booking terms and conditions and noise complaints from neighbors. 13. 【WEEKLY/MONTHLY SERVICE VISITS】 Please note there will be weekly service visits for garbage bins takeout and take-in, garden service and pool services and MONTHLY service visit for exterior pest control. Service personal will enter the back garden via the side gates. 13. 【PARKING】- Parking is on street (Shaw Drive) in front of house main entrance. The garage is UNAVAILABLE for use as host uses garage for storage and will access the garage from the street/ outside from time to time. Please keep garage driveway access of garage free at ALL times. 14. 【POOL USE】 The pool is available to use at your own risk. If children are around, adult supervision is required at all times. Please note there is no pool heating. Pool temperature is best during warm summer months. The pool area is fenced. However, the pool may be accessed via the master bedroom sliding door. If toddlers/ kids are present, we require keeping the sliding door locked at all times. When kids present, the pool is to be always used with parental/ adult supervision.
