A single-fronted Victorian terrace on a Fitzroy side street, with the iron lace on the front and a renovated kitchen and courtyard at the back. Two bedrooms, a bathroom with a tub, a living room with records and a lot of books, and a coffee setup I will not apologise for: a grinder, a two-group machine and a bag of this week's roast. Brunswick and Gertrude streets are both three minutes away; the Edinburgh Gardens five. The 11 tram at the corner reaches the city in ten minutes. A bike in the courtyard is yours. The house sleeps 4 across 2 bedrooms (bedroom 1: 1 king bed; bedroom 2: 1 queen bed), with 1 and a half bathrooms. There is a washer and dryer, a dishwasher, a proper desk and air conditioning in every room, and fast wifi throughout. Check-in is from 3 pm with a lockbox by the door; checkout is by 10 am. Street parking is free and usually easy. No pets, please. Quiet hours are 10 pm to 7 am, as the neighbours live here all year.

Fitzroy is Melbourne's oldest suburb and its most opinionated: Brunswick Street's bars and vintage shops, Gertrude Street's galleries and restaurants, the Edinburgh Gardens for Sunday picnics. Coffee is a religion here; you will have a favourite within two days. The CBD is a 10-minute tram ride.

I co-own a roastery in Fitzroy and I am not objective about Melbourne coffee. The Hobart cottage is where I go to not think about coffee. Each place has a grinder, a proper machine and a bag of beans. I am a texter, not a caller; replies are fast.

Fitzroy is the right part of Melbourne to stay in, and this is the right house in it. The photos are accurate; if anything it is nicer in person. We loved a Great Ocean Road day trip and the Edinburgh Gardens, both close by. Special mention for the espresso machine and the bag of this week's roast. Priya is a wonderful host: present when needed, invisible otherwise.

Check-in was smooth and the instructions were clear. The kitchen is properly equipped, which almost never happens. The bed is extremely comfortable. We loved a Great Ocean Road day trip and the Edinburgh Gardens, both close by. Would stay again.

I worked from here for 5 days. The desk and the wifi were up to the job. Don't miss a Great Ocean Road day trip; Priya pointed us there and it was the best thing we did. The bikes made the trip; we barely took a taxi. Would happily do another month.
