A wooden cabina on stilts in a garden of almond trees, a two-minute walk from Playa Carmen's beginner break. A screened bedroom with a fan and air conditioning for the hot nights, an outdoor kitchen under the house, a shower in the garden and a rinse tank for boards by the steps. The surf schools and the bakery are on the road at the end of the lane. I teach sunrise lessons here most mornings; guests get first pick of the slots. Monthly rates for the dry season. Inside: 1 bedroom sleeping up to 2 (bedroom 1: 1 queen bed) and 1 bathroom. There is a proper desk and air conditioning in every room, and fast wifi throughout. Mornings and evenings are the time to be outside here; the middle of the day is for the shade. Check-in is from 3 pm with a lockbox by the door; checkout is by 10 am. Parking is free at the house. No pets, please. Quiet hours are 10 pm to 7 am, as the neighbours live here all year.

Santa Teresa is a dirt road along the Pacific at the bottom of the Nicoya peninsula, lined with surf schools, smoothie bars and jungle. Our house is up the hill above Playa Hermosa: howler monkeys in the trees at dawn, the surf a 10-minute walk, sunsets from the deck every single evening.
Mateo
I split the year between Santa Teresa and Tulum, following the swell and the yoga seasons. The houses are built to be open: screens, fans, outdoor showers, and the jungle doing its thing around you. I run sunrise surf lessons and will get you on a wave by day two.

Easy self check-in, clear directions, no surprises. Good desk, fast wifi; I got real work done between outings. The bed is extremely comfortable. Don't miss surf lessons at Playa Carmen; Mateo pointed us there and it was the best thing we did. Would stay again.

Honestly one of the best places we have stayed. The view is even better than the photos. Mateo's tips were spot on, especially surf lessons at Playa Carmen. Check-in instructions came a bit late in the day for us. Highly recommended.

Clean, comfortable, well located. We spent every evening on the terrace. Finding the house in the dark took a minute; read the directions before you set off.

Our second time here and it was even better. Our favourite thing was the rinse tank for boards by the door. The shower pressure was so-so. Mateo met us at the door and had thought of everything.

Playa Carmen is the right part of Santa Teresa to stay in, and this is the right house in it. The kitchen is properly equipped, which almost never happens. Don't miss surf lessons at Playa Carmen; Mateo pointed us there and it was the best thing we did. The rinse tank for boards by the door: that is what we will remember.
