Stay directly on Rondout Creek in a spacious 3BR/2BA loft inside an active Kingston marina. Enjoy a private waterfront balcony, two lounge areas, a wood-burning stove and seasonal kayaks/Hydrobikes—plus an on-site Ship Store and speakeasy-inspired waterfront lounge when available. Public marina events are occasionally hosted on-site, and guests are welcome to join. A distinctive Hudson Valley stay with real waterfront energy. The space Welcome to a different kind of Hudson Valley stay. This spacious 3-bedroom, 2-bath loft sits directly on Rondout Creek inside an active Kingston marina. Instead of simply having a place to sleep, you'll be staying in the middle of a waterfront environment with boats, seasonal watersports, outdoor gathering areas, an on-site Ship Store and a one-of-a-kind waterfront lounge and event space. * The loft The main level has an open, airy layout with vaulted ceilings, exposed beams and hardwood floors. The living room is arranged as a true conversation and TV area with a leather sofa, two lounge chairs, coffee table and side tables. Settle in for a movie, catch up over drinks or warm up beside the wood-burning stove during cooler Hudson Valley evenings. The living area flows into the dining space and toward your private waterfront balcony overlooking Rondout Creek. Upstairs, a second open loft lounge gives your group even more room to spread out. The large sectional is perfect for relaxing and can also be configured as additional sleeping space when needed. Linens are provided. * Sleeping arrangements The home accommodates up to 8 guests. Bedroom 1: King bed with memory-foam mattress. Bedroom 2: Queen bed with memory-foam mattress. Bedroom 3: Upstairs king bedroom with its own bathroom, reached by the spiral staircase. * Open loft lounge: Large sectional located just outside the upstairs bedroom can be used as additional sleeping space. Linens are provided. Please note that this is an open loft area, not a private fourth bedroom. * Your private waterfront balcony Step outside and take in Rondout Creek from your own private balcony. Start the morning with coffee by the water, watch boats move through the creek or wind down after a day exploring Kingston and the Hudson Valley. The historic steel rail trestle rises above the waterfront and gives the property its unmistakable industrial Kingston character. * More than an Airbnb—the marina experience * The loft is part of an active waterfront marina, and that is a big part of what makes this stay different. During the warmer months, you may see boats launching, kayaks heading out, marina customers stopping by, people relaxing along the creek or an event taking place elsewhere on the property. You can wake up overlooking Rondout Creek, grab drinks and snacks from the Ship Store, head onto the water, relax by the creek and potentially catch a public event—all without leaving the property. * The Ship Store Just steps from the loft is our on-site marina Ship Store — our little bodega on the creek. Stop in for cold beverages, bottled water, snacks, candy, ice, firewood and a rotating selection of convenience items, marina provisions and miscellaneous essentials you may have forgotten. Need snacks for the room? Drinks for the waterfront? Firewood for the evening? Check the Ship Store before making another trip into town. Inventory varies seasonally. * The waterfront lounge Elsewhere on the marina property you'll find one of its most distinctive features: our speakeasy-inspired waterfront lounge and event space. The atmosphere is warm, moody and nautical, with a little tropical hideaway energy. Inside you'll find conversation seating, leather lounge furniture, barrel-style cocktail tables, bar-style seating, multiple TVs, a sound system and plenty of room to gather. There is also a coffee and beverage station with a microwave, beverage refrigerator and water dispenser. Large garage-style openings create an indoor/outdoor atmosphere during warmer weather and connect the lounge directly with the waterfront. * Creekside lounge & waterfront deck Step outside the lounge to the shared creekside gathering area overlooking Rondout Creek and the historic trestle. Settle into the outdoor sectional seating surrounded by palms and string lights, gather around the fire tables, sit beneath an umbrella or simply watch the water. As evening sets in, the string lights, fire features and glow from the lounge give the waterfront an entirely different atmosphere. When the lounge is not privately rented, hosting an event or otherwise closed, Airbnb guests are welcome to check it out and enjoy the space when available. Just ask us during your stay. * Private events Celebrating something special while you're in Kingston? The waterfront lounge and event area can also be rented separately for approved private gatherings such as birthdays, reunions, wedding-weekend gatherings, showers, meetings, private dinners and other celebrations. Private venue use is not included with your Airbnb reservation. If you're interested, message us with your date, approximate guest count and type of gathering and we'll let you know about availability and separate venue terms. ** The Airbnb loft itself is not an event space, and parties or unapproved gatherings in the apartment are not permitted. * Seasonal watersports During our operating season, guests may also have access to kayaks and Hydrobikes when available. Equipment is complimentary for Airbnb guests when it is not otherwise rented or in use and is offered on a first-come, availability-based basis. It's one of our favorite ways to experience Rondout Creek from the water. Guests traveling with their own boat may also inquire separately about launching and available dockage. Guest access Guests have private access to the entire 3-bedroom, 2-bath loft and the apartment's private waterfront balcony. You may also enjoy shared areas of the marina property, including the outdoor picnic and waterfront gathering areas, firepit area and gas grill. The Ship Store is available during operating hours. - Firewood is not provided, but can be purchased at the ship store. Seasonal kayaks and Hydrobikes may be available when not rented or otherwise in use. The waterfront lounge, creekside lounge and event space are shared marina amenities and may be enjoyed by Airbnb guests when they are open and not privately reserved, being used for an event or otherwise unavailable. ** Exclusive use of the venue is not included with your Airbnb booking and requires a separate approved rental. Please remember that this is an active marina. For safety and insurance purposes, docks are off-limits unless you are actively launching a boat or participating in an approved watersports activity. Please never board privately owned boats. Other things to note We want you to know exactly what kind of property you're booking. The things that make this stay memorable also make it different from a conventional residential Airbnb. Active working marina The loft is located inside an operating waterfront marina. During the season, expect boaters, customers, vehicles, watersports activity and people enjoying other areas of the property. This isn't designed to feel like an isolated cabin or silent resort. For guests who enjoy waterfront energy and places with personality, that's part of the experience. Public events & private venue rentals The marina occasionally hosts both private venue rentals and public events. Event days can be lively and may include music, additional people on the property, increased foot traffic and a busy parking lot. When an event is open to the public, Airbnb guests are welcome to come down and join the fun. When the venue has been privately reserved, the lounge and associated event areas may temporarily be unavailable to Airbnb guests. Even when the marina is busy and the lot fills with visitors, we will reserve a parking space for our Airbnb guests. Private events elsewhere on the property do not include access to your apartment or private balcony. Active rail trestle The loft sits beneath an operating rail trestle. Freight trains may cross during the day or night, and the sound can be noticeable. The massive steel trestle is a defining part of this historic industrial waterfront setting, but guests who require complete silence while sleeping should take this into consideration before booking. Stairs The apartment is on the second floor and requires climbing stairs. The upstairs king bedroom and loft lounge are reached by a spiral staircase, so this portion of the home may not be appropriate for guests with limited mobility. Additional sleeping area The sectional used for additional sleeping is in the open upstairs loft lounge just outside the king bedroom. It is not a private bedroom. Kitchen The apartment includes a kitchen for everyday meal preparation. Please review the amenity list for the specific appliances and cooking equipment provided. Streaming A Smart TV is provided. Guests should use their own streaming-service accounts. If you're looking for complete seclusion and absolute silence, this probably isn't the right property. If waking up beside the creek, watching boats come and go, grabbing snacks from the Ship Store, getting out on the water, relaxing at the marina lounge and possibly stumbling into a fun waterfront event sounds like your kind of getaway, you'll find something here that is difficult to duplicate anywhere else in Kingston.
