Your family will be close to everything when you stay at this centrally-located home on Tybee Island! This cozy Beach house is located on beautiful 2nd Avenue, which is Tybee Island's Bike path. The home is only a 5-minute walk to the beach, restaurants, shops, grocery store, and more! The home features two separate living spaces (outside stairs go to the upstairs unit). It is perfect for two families. 4 Bedrooms, 2 baths, two living spaces, two kitchens, and tons of outdoor space too! The space This home has been completely renovated and features two separate living spaces. It is perfect for two families! The upstairs unit features gorgeous heart of pine flooring throughout, an open living space with plenty of seating, a large 60" TV, a brand new kitchen with microwave, refrigerator with ice on the door, dishwasher, and range/oven with a smooth top range. Enjoy afternoons on the huge porch overlooking the bike path. The beautiful bathroom features a huge walk-in shower. The first bedroom has a queen-sized bed, closet, and TV. The second bedroom features a bunk bed with a full-size bed and twin bed, closet, and TV. There is also a full-size washer and dryer and central heating and air. The comfortable mid-century modern downstairs living space has great amenities including a big screen TV, and a huge comfortable sofa, which is open to the custom kitchen with a smooth top range/oven, microwave, and refrigerator with ice maker. Two large bedrooms are connected so you do have to go through one bedroom to get to the other. One has a queen-size bed, closet, and TV, and the other with a full-size bed, closet, and TV. The renovated bathroom has a large tub/shower. This unit features a splitter AC unit and two additional window AC units in the two bedrooms. Only the upstairs unit has the washer and dryer and a dishwasher. There are 4 parking spaces for our guests. There is a shower in the backyard with hot and cold water, a large picnic table, outdoor seating, and a front porch swing. Enjoy playing corn hole in the large front yard. Room for 4 cars to park Other things to note House Rules Occupancy Only the registered guests included on your reservation are permitted to stay at the property. Parties, events, or unauthorized gatherings are strictly prohibited. Excessive noise, disruptive behavior, or violations of local ordinances may result in immediate termination of your reservation without a refund. Quiet Hours Please be respectful of our neighbors by keeping noise to a minimum, especially during evening and nighttime hours. No Smoking Smoking or vaping is not permitted anywhere inside the home. Evidence of smoking inside the property will result in additional cleaning and deodorizing charges in accordance with Airbnb and VRBO policies. No Pets Pets are not permitted unless specifically approved in writing before your arrival. Unauthorized pets may result in additional cleaning fees and/or immediate termination of your stay. No Grilling on Balconies For the safety of all guests and in accordance with local fire codes: Barbecue grills are not permitted on balconies or decks. Fireworks Prohibited The discharge of fireworks is illegal on Tybee Island. Any violation may result in immediate eviction and possible fines from local authorities. Please Treat Our Home with Care We have put a great deal of love and effort into creating a comfortable place for our guests. We kindly ask that you treat our home with the same care and respect you would your own. Please help us by: Keeping the property reasonably clean during your stay. Reporting any accidental damage or maintenance concerns as soon as possible. Leaving the home in good condition at checkout. Accidental damage does happen. Please let us know immediately so we can address it promptly. Damage that exceeds normal wear and tear may result in repair or replacement charges as permitted under Airbnb policies. Tybee's Short-Term Rental Ordinance and Good Neighbor Policy Guests are asked to abide by the following basic Rules and Guidelines:  *Please respect the neighborhood and your neighbor’s right to quiet enjoyment of their home.  Loud Music and noise is prohibited. Quiet time: 10pm to 7am, please be a good neighbor! *Overnight guests shall not exceed the property’s posted occupancy. Only Registered Guests shall occupy the Rental Property. *All rental properties are designated for residential use consistent with the City of Tybee code. Prom groups, large groups, events, receptions, or like-kind events are not allowed at STR properties. *Cars parked on the premises shall not exceed the published parking capacity of the property.  Cars should display appropriate parking passes issued by the owner or manager and must be parked in the driveway or designated parking area of the rental property.  Parking in neighboring yards or driveways of rental property is prohibited. Vehicles may not be driven or parked where not allowed. *Posted street signage (speed limits, parking, etc.) will be obeyed. *Motor homes, campers, and tents are prohibited and may not be parked or hooked up at STR property. *Charcoal grilling on deck is prohibited; it is a fire hazard. *Only registered pets are allowed in designated rental properties. Leash laws must be obeyed, and no pets are allowed on the beach (City fines range upwards of $280 per incident). *Help keep Tybee clean! Garbage will be bagged securely and placed in the trash and recycling carts provided.  The City has contracted weekly “side door” trash pickup so do not roll trash or recycling carts to the curb, but please be sure to take your trash out to the cart the night before your property’s designated trash/recycling pick up day.  *Most STR properties do not allow indoor smoking (Please refer to your Rental Agreement).  No “butts on the beach” or anywhere else; cigarette butts shall be properly disposed of. *Support the Turtle “Lights Out” Program.
